It's no surprise this house is just sitting there.  It doesn't show well online, why would anyone bother to see it in person.

I agree, the pictures don't show well. Living spaces look small. Do you know if they're still selling the models? I drove past the community and noticed the "models" signage is still up.

Models sold quickly at crazy prices.

This one finally found a taker too.
 
I looked at what the homes originally sold at


60 Quarter Horse is only 2200 sq ft but sold at $1.188m

51 Quarter Horse is 2700 sq ft but sold cheaper at $1.085m, $100k cheaper for 500 sq ft bigger ?

Doesn't make sense to me.  Unless owners of 60 Quarter Horse paid a premium price for a bigger lot for a smaller home?!?!?

60 quarterhorse paid a premium for the bigger lot ( I think its the 2nd biggest lot in strada at 6000sft) and also possibly more upgrades from the builder.

This one is pretty clean/simple/modern though, definitely tastefully done.

Will be interesting to see how these three homes with identical floor plans sell.  Was Iron Horse even lived in or just professionally staged to sell? It's nicely done, but with the smallest yard out of the three.  Copper Mine looks dark, but could be due to the furniture and picture quality.
 
Does anyone know who the builder is on the the hilly land behind the Entrata condos in Orchard Hills (Orchard Hills Drive and Wolf Creek Drive)?  I thought it was Toll Bros....but apparently it's not. It looks like the lots have been graded and construction will begin soon.

That's Orchard Hills Neighborhood 3. 

The first batch of entry price products are from Irvin Pacific.  Expect homes similar to Petaluma, Marin, Piedmont and Belevedere.

They will have several other builders in OH3 besides IP. 

The location is indeed awesome.  However, a lot of view lots at lower elevation are belong to IP's products.

Does anyone happen to know which builder is going in on the highest elevation of the non-gated side of OH? Do you think those views will be as good as the vistas? On the map they look like a similar elevation, with the possibility of some nice mountain and/or city views.

It seems like the other Strada listings, plan 1s/2s, are languishing at high prices. This one doesn't appear to be as aggressively priced. Maybe this one will sell more quickly.

There are still two vacant houses on my street. There are also two rentals just vacated in the past couple of weeks, one-and-done renters.

I saw the two rentals pop up on zillow. Hopefully they get some good renters in there. The 1s/2s will sell. What I worry is how will the neighborhood turn out with the turnovers & investors trying to unload.
