Does anyone know when will irvice pacific build single family home in orchard hill with irvine school district?

Yes, the next OH neighborhood coming out is the neighborhood 3 and it will be gated. 

So does the neighborhood 4, which will come out in the next few years and it will also be gated.  But don't expect anything cheaper than $2M in the OH4, it will only have 279 vary large high end homes.

That beautiful SCE substation next to OH4 on Portola and Jeffrey isn't on the map!  Oops!

What makes you think OH4 will be only high end homes?  Plenty of room for million dollar condos over there.
 
I was hoping for something with a similar elevation to the vistas but more affordable. Is IP definitely the builder in neighborhoods 3 and 4?

OH4 was originally planned to have 508 homes and now they reduce to only 279.  (BTW, OH3 was originally planed with 583 homes and no condos but they change to 1000 homes and included condos). 

Reduction from 508 to 279 is pretty significant.  Only way for developer and builder to make money with about half the number of homes is to build large high end home with high profit margin.  279 is too few units to include condos with significant smaller profit margin to cover the bottom line. 

Also OH4 will be the last Orchard Hills community and probably the last Irvine Co's master-planned community in Irvine, they probably want to go out with a bang. 

It's still long way to go before everything is finalized and planning can change of course but at least this is their plan for now.

IP is definitely building some of entry price level homes at OH3 but at lower elevation.  The larger and more expensive home at higher elevation will be build by other various builders.  However, IP most likely will not build in OH4 since IP don't build anything more expensive than Bevedere.  OH4's product make up probably something similar to likeness of Hidden Canyon. 

Here's list of home offer by IP in OH3:

18009: Petaluma successor, 1811-2164 sf.

18010:  Piedmont successor, 2374-2644 sf.

18011:  Marin successor?, 2182-2460 sf. 

18012:  123 Detached Condo, 2196-2355 sf.

18013:  Belevedere successor, 2653-3290 sf.

18014: Belevedere successor, 2653-3290 s.f.
