28 Thorn Hill, like the layout, living room with dining room, super big family room with kitchen facing the TV, breakfast nook.  Small yard (but not 8 feet setback) with in ground jacuzzi.  Can hear Irvine blvd standing in front of house.  Elevation is higher then neighbor in back.  Master Bedroom decent, 3 small bedrooms, 1 medium size one with own bath.  3rd floor has man cave/attic potential.  A bit too big for my family, negatives are lack of yard space front and back.  Huge house on small lot, reminds me of a ripped guy in a small t shirt..  Anyone know who built this?  I want to say CalPac...alot of their traits (efficient design but no wow factor)

2946 Penman, cozy entrance with vaulted ceiling, formal dining room, kitchen does not face TV, office, decent  yard.  3cwg, master bed gets afternoon sun and faces street.  Has a small library sitting area loft.  good size for us if it only didn't back onto street.  HOA is only $75 for a gated community but no pool.  Carpet needs to be replaced.  Vanity in master bath is too close to shower?  Upstairs laundry chute is a great idea.

2956 Penman, owners added loft over living room and destroyed my vaulted ceiling entrance.  First TR home I visited that didn't have high ceilings, boo boo.  Formal dining, nook, weird TV viewing angle in family room.  Loft not big enough in my opinion to be considered useful.  Nice porch area outside.  Like the vanity placement in this master bath, laundry chute is also present in this as well.  How much would it take to knock out the loft?

So Apple store, then lunch at Woodbury, hit up the Rosemoor plan 2, swing by 16 !Monrovia!, then Oroville, sneak into the Secret Garden, check out the power lines at Calavera (but it's a 3 car...), and finish up with the two oldy Northwoods if my 3 year is not throwing a fit already.. Maybe swing by Santa Ana Zoo for the monkeys to be a good dad.
 
Thornhill in Northpark is a Warmington.

241 Vintage, a Lennar Rosemoor plan 2, walk into the dining room or was that the living room?  A bit abrupt for the entrance but like the "little" cathedral ceiling effect.  Downstair office/den is far from the rest of house.  Masters is also downstairs, a bit cramped in the master bath, maybe I'm just not use to a downstairs masters.  Upstairs, two rooms are cramped, third is a bit bigger for at least a full/queen.  Not your standard floorplan, not sold on it.  Backyard is hardscaped with raised planters
 
In my opinion, the best Rosemoor plan is Plan 3... which is like Villa Rosa Plan 2 and Alexandria (CG) Plan 3.

Unlike IrvPac... at least Lennar puts in some variations.
 
there is a rosemoor plan 3 available on chimney rock in woodbury...its been sitting for a while and i get the feeling that they will take anything about $900K

if i remember correctly, the owners already bought another property and cant afford to carry both.  we checked it out a few times...good lot size and one of the everything included lennar house but no other upgrades than the included.  the street feels a bit weird but overall good deal if you can get for $900K and put in $10-15K on the inside.
 
IHO - curious...do you make offers on properties you like even if its far from their asking or just avoid?  seems like a few properties meet your needs but arent the right price.  i have no idea on chimney rock as we didnt make any offer on it but if its a plan you like and its been sitting there, they might entertain your offer
 
It depends... most times it's a waste of everyone's time but sometimes the Mrs. wants to fish.

We made one on a short sale but at or close to listing price (it was under comparables at the time)... they ended up delisting because I think the owner was trying to leverage for a mod. Then they relisted maybe a half a year to a year later and actually closed at the price we offered. I asked my wife about it (she was the one who really wanted it) and she just didn't like it anymore... so it's a good thing our offer didn't get accepted.

Every year we wait... our top price gets lower... so we'll see how that works out.

I don't like Chimney Rock's location... that's the other criteria that seems to make low inventory even lower... we want corner, end of cul-de-sac or something that has less neighbors to side or back.
 
top price gets lower?  we are opposite...every year we wait, our size of home desired and amount willing to spend towards house goes up.  this has worked well for us with the downturn in housing but we dont want to wait much longer.

i probably send a note to a listing agent once every month...for example, we liked the woodbury castle house but it was way overpriced so we offered much lower and they quickly rejected...i knew it wouldnt amount to much but my analysis and email took me about an hour...
 
we've been making offers left and right....  all attractively priced houses get multiple offers...  we've offered $10K over list and were asked for substantially more. 

we've also made low-ballish offers that get rejected immediately.  strangely, my offer was $15K over comps in the area.  The response "it's a seller's market now..."  i commented low inventory doesn't automatically mean that it's a sellers market... 
 
I find it interesting that akim has made so many offers, some over list and nothing bites.

I've seen plenty of homes whose list price is close to what we would spend but they just sit... maybe akim is only offering on the really good listings?

Just curious. When was the last time you made an offer on a home? (When I say offer, I don't mean going "fishing" with a lowball offer but a more realistic offer.)
 
Don't remember exactly... we took a break for the last year because of the transition in schools... so had to be before then.

We also looked at some of the Rosemoor Plan 1s in Woodbury but didn't like the floorplan/locations that much.

But none of those we put offers on... not even lowballs.

My mistakes I thought it is in NorthPark. It is in NorthPark Square the stepchild community. You may want to check because Fieldstone was only allowed on value village like West Irvine, Heritage Park and Quail Hills. Yes Quail Hills I heard was supposed to be another OakCreek but on the hillside however the booming economy and liar loans made Quail Hills a high value village.

I think it is a Lennar where Sukhee lives.
