Well... I know you're a baller so you don't need the sale proceeds to buy your next house... so if this is cash-flow positive... it may be worth the headache to keep as a rental unit (and don't you have infinite cousins to rent to?). :)
 
For our current home we have a lot of upgrades and are scared that the tenants wouldn't take care of them.  Would homes with a built in BBQ island and Fire pits pull a little more than ones without?

Yeah, they would...it just depends on the buyers on how much they value them.

Well... don't rent to college students/young professionals*.

*Disclaimer: Not saying that all college students or yuppies trash homes... but it has been in our experience that they tend not to care as much as you would.
