Obnoxious Realtor

i notice the FCB theory continually changes. before the bubble burst, proponents swore home prices in irvine wouldn't be affected because of FCB. then when the ceiling began to crack, they swore there would still be demand because FCBs. then when they continued to drop, they swore the reason for irvine's relative lower declines where because of FCB.

My version of the theory is new.... so I don't know about previous ones.

The contention isn't that FCBs will *save* Irvine from price declines... that only they are an unquantifiable factor that may slow them down.

Would it have more merit if it were known as the QCB Theory? Q = Qualified.

Again... the difference I see between now and previous price declines is [20% or lower DP] loans are much harder to come by. Back in the early 90s, I could qualify for a 5% loan no problem... now... with my higher income and better DTI ratios... a 20% loan is more difficult. Maybe I'm wrong... and it was just as hard to qualify back then... but just from my own experience and stories I hear from others... this does seem to be a factor.

Who is the most obnoxious realtor you have encountered? I would like to nominate Eric Fenchel, as the worst I have encountered. In fact my wife and I (who are actively viewing homes) will not even consider purchasing a home where Eric is the listing agent.

I don't know who Eric is. Just curious what about him makes him so obnoxious?

In the encouters I've had with Eric, he is consistently an obnoxious, hyper-aggressive know-it-all. Every WTF price on his listings is completely justified, and you're an idiot if you don't realize it. Other realtors seem to find him very obnoxious as well; some have told me that he has left them nasty messages when clients dropped him as their realtor.

On the plus side, he and his wife seem to work very hard--they have open houses every weekend at a time when many other realtors seem to have gone into hibernation for the winter. Eric also seems to be slightly more intelligent than the average realtor, but that's not exactly playing against the varsity, is it? (Also, see "know-it-all" above.)

FWIW I sold my home in San Clemente 18 months ago, just as the market started slowing, for cash in the high $800s. Neither buyer or seller are foreign.

The year before that I sold my investment condo in LF. The buyer financed it and I bought out of state for all cash on a 1031 exchange. I had paid cash for the condo 19 months prior to that when CD rates were near 2%. Cash buyers have been around even when easy financing was available.

I don't get that either. I see Eric fairly often at open houses at Quail Hill, there are only 2 things I can think of that stand out.

1. He likes talking to people

2. He's hardworking - always seems to be the last realtor still holding openhouses at the end of the day on the weekend

He is opinionated, but that is ok with me, even when we don't agree (ex. on where house prices will settle or whatever). I may buy with him eventually, if I think house prices finally come down to reasonable levels, otherwise I will just keep on renting forever.

First, I don't talk to Selling Agents for their opinion. So having some opinionated moron spouting absurdities is (by definition I believe) obnoxious.

Second, I believe Eric is hard-farming, not working. As any R/E agent knows the purpose of open houses is not to sell a house, but to farm the local community for listings!
