The asking price is $1,150,000 or $390 per sqft. I feel the market value is somewhere in neighborhood of $800,000. What do you think? It is 10 Preston (not on MLS yet). I can't find mortgage info on the house, so I don't know how much room the seller has. They bought it in 2001 for $515k.

The last closed sale of that floorplan is 2 Sutton, which closed on 6/15/06 for $1,268,625. Autumn Glen isn't a very big tract, and the houses don't come on the market, too often, because they are the nicest homes build in Oak Creek. The most recent Autumn Glen sale I could find was 21 Commonwealth (Plan 2 with 3 Car Garage - 2,899 Sq Ft), which closed on 11/25/07 for $1,225,000. The Autunm Glen homes are slightly smaller versions of Mille Fleur homes, so you can look to those for price per sq ft info, as well.
