You give me hope too, but I do prefer the garage that doesn't face the same direction as the front door. I dunno why, but I have always thought that was more aesthetically pleasing.

Funny, even I can tell roughly what ethnicity own those homes. One has a dead giveaway, but it wasn't until I saw the table in the kitchen in the other one that nailed it for me.

After seeing the listing photos for the 2nd home I ruined my keyboard. What can I use to remove and clean vomit between the keys? I have to apologize to the residents of North Tustin that my fellow Asian comrades have such bad taste and their homes have ruined your comps in the community.

Son of a gun, I stand corrected. When I expanded the photo with the portraits, the couple does look to be Asian rather than Persian.

I appreciate the color, but the owner of that closet is seriously over-self-conscious of her toenails. That's the funnest, most boring shoe closet in the world!
 
No Joke. that was really Imelda's closet. Her role representing the Philippine she had to be conservative. She was in her mid 50's when the closet photo was taken. She is already in her 70's by now. Asian women in the 80's did not expose their toes and especially for the First lady of the Philippine. Pedicure was not popular until the late 80's when Vietnamese monopolized the market.
 
That house is a poor example of North Tustin... It is a reason HOA's were invented. I mean a blue roof! please! I live near that house and it is the eye sore of the neighborhood, it is way too customized which leads to that low price per square foot price. Other than that North Tustin is great! Super schools (Arroyo Elementary has a view of Catalina), its less rural than OPA but you still can have horses, and most houses have at least a peek-a-boo view. PLUS big lots!

They do look very nice, unfortunately they are out of my price range. Even the funky blue roof is too high, just waiting for it to drop further
 
Should I post the "distressed" properties in N. Tustin? Because they outnumber the homes listed for sale. Should I show the "upper end" of foreclosures that are "distressed"? Because... there are some great properties that are "distressed".

I will most likely buy in N. Tustin at 1998 inflation adjusted prices, if not less (since some have already seen this price drop), and the home with the blue roof is actually a very nice home for the price. Too bad everyone here thinks it doesn't belong, even though it would fit in quite well in the Mediterranean (Am I the only one who is sick and freakin tired of the Tuscan crap?). You can take you HOAs and shove them where you know what, if you want that... then move to Irvine, because this is the place where people who want to do as they please... and pay an a true premium for. You really should read the CC&Rs before you buy a place, then you could b*tch about it. Ignorance is bliss... Just like the people who pay a premium for Irvine, and the HOAs for, they pay for the same a$$ lame stucco boxes. You get what you pay for, and you can't blame the CC&Rs for your ignorance. Blue roof or not, that is really a nice house.

I can foresee the IHB house party at blue roof house in N. Tustin, more so than I can see it in West Irvine. (DOH!)
 
Why will I never be buying a home in Irvine? CC&Rs, HOAs, and IPD.

Why will I NEVER be buying a home in Old Town Orange? The morons on the Historical District approval board.

Why will I likely buy a home in North Tustin? No CC&Rs, no HOA, and OCSD.

My brother and sister in law purchased a new home in the San Diego area about 14 months ago. My sister in law was crowing about how she wouldn't live somewhere there wasn't CC&Rs or a HOA. Two weeks ago, the HOA board decided to paint every curb red in the neighborhood (it already was a fire lane, and posted no parking on any street). The place looks like an apartment complex now. She is furious.

I am a good neighbor and I don't need any ticky-tacky rules to lead my existance. I don't want neighbors who want those ticky-tacky rules because I painted my trim the wrong color or planted a type of Fescue lawn that I'm not alergic to.

Sorry to hyjack this thread, but really care passonately about avoiding neighborhood compliance nazis - hince the appeal of North Tustin.

I have been keeping a list of ugly houses and their value ratio and Freedom's posting is one of the ugly homes. In a market like this the ugly houses are listed for a much lower price than the neighbors due to an undesirable aesthetic. However, during the peak of the market it did not matter.
