Newport Coast

I realize I post all of this on an irvine blog.



fwiw, a good amount of traffic that comes through my open house are folks from Irvine, or neighbors around irvine/newport. (also, a lot of folks from the newport ridge apartments stop by as well) I have quite a few clients who currently live/own in Irvine.



I believe there is still strong demand from folks in Irvine looking to purchase in NC. If NC sellers would adjust their asking prices 10-20%, the offers would be flowing in, believe me. Of course, this is easier said than done but this will happen over time, patience being the key word, unless of course you find a motivated seller right now, they are there just far and few.
 
Sell, aren't there just a lot of "real life lurkers" that come through those open houses in NC? Do you feel that many of the people coming in are actually interested or able to potentially purchase? It's like those guys that go and check out Ferrari's and Lamborghini's, but aren't willing or able to buy one. . . people come to see the homes in NC (I know, because I'm one of em).
 
Irvine Sould Brother: Its a big mix, i wish it was an easy answer. Some folks that stroll through could buy right now, others talk a big game and i question if they could buy. Others are reserved and don't say much. Also, quite a few renters in NC are out looking right now (probably questioning whether they want to renew their lease or buy) Lots of out of town folks (another county, state - lot of washington, nevada, and arizona people come out to this area). Others, no way they can't afford it. There are always neighbors too, in-fact lots of neighbors coming through open house lately snoopin/poking around. Out of all these groups I described, many would be interested in purchasing (the ones that can afford the home) but are just waitin on the sidelines for prices to come down and they will, i can't blame them. With that said, I do urge buyers, if you're gonna make an aggressive offer(s), what better time than to do it now, especially considering all the inventory their is to choose from. Especially when you make an offer on a home that has plenty of equity, buyer can get a rocking deal on that home, especially if the home has been sitting on the market forever. Currently I stay away from the ferrari dealership and have never walked into one. Being the car enthusiast I once was, and still am, when the day comes i do walk into a ferrari dealership, it will be a good sign :)

Nope not a peep. Although, I do hear garage doors that are not your own. But as for neighbor noise, literally none. I actually just met my neighbor behind me for the first time the other day...she was nice and surprised that I have a 6 mos. old because she claims to not hear anything too. Good thing, he is loud!





If anyone is interested a property in my neighborhood is up for auction April 15th. The notice is taped to our community's front gate. I bet that makes a lot of people uneasy, I tried to take a picture of it with my iphone, but couldn't zoom so it was blurry. I believe the address is 8 Dauphine, 92657. It has been vacant a while...also, all of the properties that were for sale in here are now for lease, but not budging. This is most definitely a working class neighborhood with a lot of original owners. Don't be fooled by the zip, these people bought when they were in the $300's. I like it in here, but would much rather live closer to the back bay, that is where we drive around the most and plan on purchasing in a few years. Newport Coast is beautiful, but a very unique living experience. My husband and I are young (25), we moved here for his business and it has been good for us, but we are not Newport Coast people. Our lifestyle doesn't fit...we like our Volvo's and would much rather invest and save and give to those in need than spend on a new car or toy. Honestly...this place is a glorified Irvine.

graphrix: I checked title and right now I show 24 properties in NC that are in some sort of distress, a notice of default or notice of trustees sale. Those homes you mentioned are included in the list of 24 properties.

43 Anjou, bank owned at $720k is back on the market today - a 3 bed 3 bath, the 1,360sq.ft. model. Looks to be a desirable, clean end unit. If you know of anyone looking for a deal, a deal could be had on this property. I wrote an offer on a bank owned home in NC (Verona) a few months back, home sold for $935k (we offered $945k believe it or not) with an original asking price of $1.2m. This model in The Summit in the 6's (I would offer low 6's) would take the current value on this home back to 2004 pricing in The Summit, and beats paying $850k during the hay days.
 
I live in the Summit in Newport Coast. I own a plan 2, 2 bed,3 bath/with loft/..about 1400sq ft. I paid 395K and totally remodelled it with travertine, granite, hardwood etc.



I often think newport coast is overpriced...that is until I drive out to Talega or Irvine. Everything in Newport Coast is so nice with walking paths, shopping, CDM close by, right next to the ocean, fashion island etc.



I toured the models at Alta in Talega for 1.8mill...4800sq ft. I'd rather live in my 1400 sq foot condo then move out there.

IMO it's depressing out there in Talega. I love newport coast, but realize it's not for everyone.
 
the other night i saw a commercial for talega - couldn't stop laughing, something along the lines of don't wait to buy (cut to child), think of the memories you're missing out on.
 
Shopping in Newport Coast? Have I missed something besides the over-sized and overpriced Pavilions with obnoxious employees? I have to admit the sushi bar inside seemed pretty cool even if I don't eat sushi.
 
when I first moved to newport coast there was no shopping at all. Then they put in the pavillions and now have starbucks, sharkeys, an italian place, mustards delicatesen etc. I too was bummed when they closed Soma...I guess healthy food is not a big seller. BTW I shop at Pavillions occasionally and to be fair to the employees they all seem very friendly. I think they must get an extra buck for each time they say "hi may I help you".



I love Newport Coast, the condo is fine for my wife and I right now, but once we have kids we'll need to move to something bigger..and a decent house in Newport Coast is north of 2 mill....right now out of our price range.

<p>And are you an "md" as in medical doctor? That a medical doctor can't afford a nice house is amazing, but not suprising!</p>
 
I bought it for 395K in 2002. Yes I am an md and my wife is a nurse and combined we make about 400K a year. So we can afford a house, but right now without kids we like the low mortgage payments and saving. We've looked at houses in newport coast and talega in the 1-2 million range but even with our salaries we'd still be house poor and unable to save like we have been.
