This seller was dumb enough to pay $4.6m for this home back in May and now trying to get out with a small profit?  Uhhhh, not gonna happen.

They'll be lucky if they can get $4.6m for the home, let alone $5m.  Good luck is all that I have to say.

It's almost as funny as asking over $900/sf for the home. Prediction - this home will sit and sit and sit and...

This one isn't necessarily a crazy WTF asking price, but it's from the same group - JC Pacific Capital.  They're really phoning it in on this one.  $100k price drop today.

Well that was quick...do we see another $100k price 10 days from now?  haha

My observation is that Altair houses doesn't hold its value in downturn as much some of the neighboring communities. Maybe because of Great Park Association and high taxes. I have seen very high turn over in that community.

My friend bought a similar home in Altair this March and paid $3.3M for 4,700 sqft Toll brother house. Not sure, if that was a good deal at that time. Only time will tell..

This new house in Turtle Rock just listed and I can?t believe the price. This has to be a typo. What do you think?

Thought the same exact thing... That tract has been making a killing recently. It's actually my top pick for TR so I get it, but still!

It doesn't appear to have USC home upgrades based on the exterior photo. Crazy pricing.

The only thing that home has over mine is a better view, otherwise it needs a full interior remodel and that yard is much smaller than mine along with the weird shape of the pool.  I wouldn't pay $3m for this home, let alone $4m.

Altair is a weird community. Looks really nice from the outside and the pool looks great as well. Then you drive in and you get a mix of Italian style and Modern style homes. If you look at the hillside it's all dry brush with no vegetation/trees/green.

Saw the house above and it was well-priced and upgrades were very tasteful. But $3.5m for neighbors right up your ass seems a bit much.

Altair is a strange community for sure. What bugs me about this tract (Alara), is that they're really great and unique designs, but have the WORST lots & location in Altair. If these were built up higher, they would've been better.

Side note: I can't stand the way the homes in Altair back up against each other, especially the ones with the third story. They make the backyards feel very exposed and cramped.

Contractor front yard landscape, no rear landscape, standard builder finishes everywhere. And they want almost $1000/sq foot?! Lot size is 3800. My current home size is larger than the entire lot size! The house looks like it has a nice view, but that's about the only positive thing I can say about the house.

Went on the market at $2.498 million 2 weeks ago, just reduced by $30K. Seriously, they did a 1% price reduction. They're gonna need to keep on reducing.

It is listed by McSen who mainly targets rich Chinese FCBs...it is never meant for us common folks.

That reminds me. I think it was a couple of weeks ago, I saw a car with a license plate "MCSEN". I think it was a Mercedes. Wonder if that was him.  ;D

I meant McSen Realty where the owner is a Chinese American with a lot of connections to China and most if not all of their agents are native Mandarin speakers. So they primary cater to rich affluent people from China.

The photo with the missing bathroom drawer really does it for me. I can't believe these houses are this expensive now lol.

I bet its new and recently closed on it. We're missing two cabinet doors in one bathroom. I don't know if they were damaged or didn't get here, but it's close without them and they will install when they get here or wait. We wanted to move in so we closed without them. I'm not worried we won't get them. Its a well known national builder (who builds in Irvine was well) and they still have houses to sell here.

1000 a square foot for Irvine still blows me away. So glad I sold when I did. I'm pretty sure I wouldn't be able to sell at all now.

This ones a real head scratcher 🤦???

It's probably a mistake. Previous listing from a year ago (9/8/21) was $7,500. And it shows deposit is $7,500. Maybe it's the other way around. Rent is $7,500/mo while deposit is $15,000.

On a shorterm rental month to month, listing can fetch quite a high price.

I rented a house in Mammoth for a month and paid 18K for it. This is a ski and outdoor vacation location. In Irvine, there is enforce code for the city to restrict short term rental for less than 30 days. Although it is tough to endorce.

It is not a mistake as the listing company is looking for a short term renter.

I've noticed a few of these in the area lately.  Not long ago when there was an absurdly priced rental in Irvine there were other signs that it was likely for a special type of tourism :)cough: birth :cough:), but the listing company appears to have a portfolio of short term rental homes aimed at those in need of a fully furnished temporary home.  https://holidale.com/  They have a Chinese language version of their website to expand their market reach.  Seems legit, but who knows.

Sure, short term furnished rentals will fetch a higher price but not $15,000 for a 3k sq ft home in Eastwood, lets get realistic.
