Newer Irvine listings with crazy WTF asking prices from equity sellers

If the City of Irvine (owner of the surrounding land) keeps it for open space, those views are never going to change. If I had $8m to spare, it seems "worth it".

Yeah they paid close to $6 mil for the house in 2018. You think it cost to build a pool and all the hardscaping for $1 mil? If so, he?ll probably net $1 mil from the sale at $8.2M list price.

I hope not, I was thinking 2.45 ought to do it. But I?ve been losing out on listings for 3 months now so clearly I?ve been off

Imagine paying 2.5-3 for a relatively average listing like Slate Gray when model homes 101 Pewter went for 2.2 and 121 Parakeet for 2.675, just a few weeks ago. This is a nightmare :(

Yeah we will be seeing Pumpkin open house too. GLTA
Are you also considering areas South of the 405? Barcelona, Laguna Altura, QH, Turtles?
https://www.redfin.com/CA/Irvine/120-Montero-92603/home/169485632https://www.redfin.com/CA/Irvine/149-Linda-Vis-92603/home/169485608https://www.redfin.com/CA/Irvine/52-Umbria-92618/home/45378829https://www.redfin.com/CA/Irvine/19572-Sierra-Soto-Rd-92603/home/4740049https://www.redfin.com/CA/Irvine/24-Trumpet-Vine-92603/home/5901314

Barcelona is so overpriced per sq ft and the houses aren?t big enough. I like the bigger homes in Laguna Altura but you can still hear the freeway/highway and there?s a lot of construction just getting started on the 405 expansion. And I?m priced out of hidden canyon :( I?m pretty much limited to EW and stonegate

besides new home smell, Eastwood has nothing on Northwood Pointe; way less dense, much more central and you don't see the same cookie cutter floor plans everywhere.

There must be something wrong with this property - only $590/sqft but 83+ days on market still no sale...

That development sold very poorly when it was built. The neighborhood across the street (Arborcrest) was built at the same time and sold out completely and then won the right to sell an additional set of homes (Arbrocrest II) over Rosegate and sold that one out too and Rosegate was still trying to sell their homes off.

I've seen Arborcrest go for more $$ and higher price per sq foot than Rosegate thru the years.

The builder (Taylor Woodrow which is now Tay Mo) had a couple other really nicely done developments (Mayfield and Mahogany) that sold very well. But Rosegate are big boxes with blah architecture, nothing like the previous two developments in Northwood Point.

It only take 222 Bitcoin to buy. A bargain, I tell you. Ha ha

Is it because of the design or floorplan? With today's red hot market, it is hard to believe even with such a big discount ($590/sqft), it still cannot motivate any buyer for such a long time on market.

The market disagrees with you. Can?t even sell at a discount!

Wouldnt be surprised that dude is the owner of the home 😀

Yeah it is pathetic, but that?s the market we are in. Not every home is going to look like 121 Parakeet :( desperate times call for desperate measures?.

113 Slate Grey seller is a lazy or confident of getting a great price, and so no staging! Pics look pathetic. Could also be that occupant is a tenant...so no Staging.

Someone posted a while ago about a home that was marked sold on a chinese website. It obviously had been marketed to FCB not here. I suspect EW is getting that treatment too.

Pray for pathetic pictures that don't do the property justice or plain jane, nothing done houses you have a better chance of getting. It might not be what you want. (The house on Pumpkin is probably too small for you, but that type of house is not the one I would want. I would say I HATE that house. The tile is everywhere and butt ugly and the cabinets are ugly). But a house that everyone says um no........ maybe it goes for less (I know, fat chance but MAYBE). You can rip things out and replace for less than a couple hundred thousand. Yes, it's a hassle. It's dusty. It takes time. But maybe you get something you will like in the end.

It was a super busy open house...probably lots of curious eyes and not a ton of buyers though.

Yup, probably a lot of lookie-loos but I bet it still sells quickly over list price.

I've been to 1 open house in Rosegate and the thing that stood out to me was how bad the street design in the neighborhood was - it felt really cramped with the street parking. I remember the streets feeling very narrow for some reason. The house itself was fine but I couldn't wait to get out of the neighborhood because of the claustrophobic feel.

Totally different than the feel of Trailwood or Arborcrest, which are 2 Northwood Pointe communities that I really like with a luxurious and spacious feel.

Anyone else feel that way?

It's basically an inner and outer loop and I think one little culdesac.

Arborcrest has smaller sq foot homes (still 4K+ range) but sell much better because the floor plans are better imo. But still they are 24+ years old so if you don't want formal living/dining rooms included you won't want that era in that size sq footage because that is what you got for semi custom tract homes of that size. At the time they were the nicest homes in area to come out.

Things change.... Canyon Creek and Windstream, gated 3-4K sq foot homes were the nicest of their time and no one here is going to say that now. lol!

I'd rather move to OH (smaller sq footage without living/dining room) than Rosegate (not Capella....... similar problem with the street layout as Rosegate only worse).

This is what I think........... if the homes sit now in a mania, then what will happen when you decide to move in a buyers or balanced market with more homes available?
