Newer Irvine listings with crazy WTF asking prices from equity sellers

If I'm paying over $1,000/sf I want to have a view of the ocean, not a man-made lake but hey that's just me.  haha

I pass this house on my running loop and yea... def not $2.4m special. I know the buyer?s agent - she mostly does coastal OC $$$.

That's 2000 sqft as a single story. That's a pretty large house footprint compared to others.

Renovated single story homes in Woodbridge trade at around $600/sf and then add another $250/sf ($500k) for the corner lot lake view (on the high side).  That puts you around $850/sf or closer to $1.8m.  No offense to the agents and buyer, but the buyer grossly overpaid for this home.

The home was listed back in 2017 for $865,888 and the listing expired on 8/31/17.  From the title records, the owners sold it directly to Tarek's LLC for $725,000 on 9/13/18.  Honestly, the previous owners could have easily gotten around $800k if they listed so they left a lot of equity on the table for Tarek.

Seems to me like the real money was made when buying the house at that price, not on the reno.

Who takes care of that?  What if you overwater and damage the stucco of your neighbor?  Arghhh...only in 6-pack land!

it seems to me (albeit to my limited knowledge) that the high price is offset by the uniquely low HOA for the area.

Not to be counseling your profession or anything, but I would kind of be careful with saying these kinds of stuff. What if that very owner came and asked you to be their listing agent? Although I'm sure you meant to make fun of the photo, not the home itself?  ;)

Well it is pending now.. Buy now or priced...... wait, you are already priced out.  I think Irvine Real Estate Market has picked up again

This property last sold for 1.22M in 2014.  I think the 1.55M price is justified as it was originally a new home purchase.  So + upgrades and landscaping, the appreciation is justifiable.
