Wow I saw that earlier and thought it was Terazza.  Jasmine used to be a good deal but this will be a hard sell.

Who would have known a CV Jasmine would be more expensive than the almost exactly Vivo at OH3.  Must be the Irvine High premium. :)

There are some but they get multiple offers and go over list price.

Submit a reasonable offer/counter and write a nice letter to separate you from the crowd with favorable terms to the seller.

I think it will sit for a while except an FCB or money-miss-road(Nigerian equivalent of FCB) looking for where to dump his/her money buys it.
