Newer Irvine listings with crazy WTF asking prices from equity sellers

Agree, but i feel it will go pending at 1.7M. I am basing it on the fact that Fresco plan 2 bare bones is being offered at 1.675M today for 2500sqt. So someone may value the upgrades and backyard done at the 1.7M price for tbis 2480.sqt belverder resale.

I personally think this 128 Pewter house is a nice one with good upgrades and facing the Eastwood Paseo. I couldn't visit it in person but it really looks very good in pics.  These Belvedere plan 1s were being offered at 1.13 M in 2016 when I was on their priority list but it was a stretch for me then,  but look how much they have gone up now!

Oh hey, I actually have some context for this. This one did indeed go pending for 1.7M, but had some shady dealings behind the curtain. There were no other offers at the time, and the listing agent pushed one of their own buyers to still offer 10K over-asking. The listing agent was bragging about this, along with disclosing that they supposedly also reduced the listing price without the sellers' consent because they're in China and wouldn't know.

The upgrades were nice, but no comparable sales in the neighborhood warranted anywhere close 1.7M (let alone 1.85M lmao). There were some other similarly sized homes that sold in the immediate neighborhood with not-too-different upgrades, and none of them sold over 1.6M. The new buyers got absolutely shafted by their agent.

The most recent belvedere plan 1 or 2 closed at 1.55M in June (114 Pumpkin below). So 128 Pewter would be like 150K more in 3 months...well, 128 has the magic number 8 in it, so yeah  :Dhttps://www.redfin.com/CA/Irvine/114-Pumpkin-92602/home/112724222

I feel the original list price was really under market. 51 Decker down the street is listed at $1.25m, granted it's slightly bigger but still 3bd. $700/sqft is the new Eastwood price target.  ;)

it was under listed. this is a hot market. should sell for close to listing if not more. Just search for detached house in Irvine that is less than 10 year old and 1.3M under, Northwood HS or Uni HS and you will not find many

59 Decker seems like fell out of escrow and now able to list at a higher price.

At 1.2M , I think this one is overpriced for the square footage and the upgrades. But if someone was willing to pay 1.2M for an attached Delano (3 bed), then this may this Petaluma plan 1 may also sell at 1.2M.  Pricing is crazy...especially when you consider that Plan 1s are located with 5 other homes on a motor court..

The home has a few offers, including an offer from my buyer so it won't be closing for $1.2m.  It's a motorcourt detached condo on a motorcourt, disregard if the listing agent trying to call it an SFR in MLS.
