Hell yeah when you can buyer somewhat newer 2-bedroom condos in Irvine in the high $400s. 

Except some people "refuse", and I quote, to consider living in Irvine. That was the case for a lady I talked to a couple weeks ago. Just as it's a draw for some, it's a repellent for others. I would say that's not uncommon based on the chitter-chatter. When removing one option from a limited set thereof... well, I guess we'll see what happens. I don't have too high of an estimation for this complex, though, due to it being an infill project. Perhaps that is just my disdain for infill projects in general.

Yeah, with most people it's a love or hate thing with Irvine.  I was more commenting how the pricing seems to be way too high for a 1-bedroom unit.  It should be in the $300s in my opinion. 
 
400s for a 1 bedroom does seem a bit high.

You are pretty close to California Fish Grill though!  That's worth a few grand though.

OMG, you go there, too?? It is the BEST! I love it! This may sound weird but they have the most beautiful restrooms I've seen at a casual eatery in a long time! It is so classy and I so appreciate a clean restroom. Nicely upgraded with actually great ambience! I'm not kidding. Last time when I was standing there, gazing in the mirror at my beautiful self, washing my hands at the sink and applying lipgloss, brushing my hair, etc. etc. etc., etc. and they're playing K.D. Lang's "Case of You" over the speakers, my mind drifted and I got lost in a moment. I come out and Mr. SoCal is like, "What took you so long? You were in there for almost 15 minutes!" I swear to God! It didn't feel that long. They just had one sentimental song after another and I got stuck. Because then you have to Youtube it or send yourself an email with the lyrics to look up later. You know how 1 minute can turn into 26!!

Great, a chance to reiterate my distaste for this ridiculous project. First off I already ripped them for doing all tandem garages. Obvious reasons, they never work and no one parks in the front space. They use it for storage! Why? It SUCKS having to move for the other person! They call it 2-car garage but it has no where near the utility of one. However, a cheapass place like this will use them to satisfy the city guidelines for parking. They do and they have next to ZERO excess parking past the requirements. You know where this is going. Parking is going to be absolute misery. I lived in Yorba Linda in a townhouse for a few years. When you have crap parking the HOA ends up doing something like making you verify there's not a pile of stuff in your garage and you actually use the spaces BEFORE they allow you to get a permit to park a 3rd vehicle on site. For guest parking, you have to put a placard in the person's car and you only have 1 regular placard. So basically, say goodbye to having a good amount of people over. People will be at war for these spaces. They will be calling the HOA on their neighbors and get them ticketed and/or towed. It is just straight up abuse of the city's guidelines because NO ONE PARKS 2 CARS on an everyday basis when they have a tandem garage!

It gets better. As I work with municipalities, a lot of the time I need to monitor Council meeting minutes, etc. One of the more recent meeting notes contained a request by these CHEAPASS people at Brookfield asking for a variance to reduce the size of the already BS tandem garages!! It just keeps getting better! In the beginning they were talking about how the tandem garages would at least have extra storage. So now (assuming it passed) you will have zero extra storage in your garage. What are you going to do with your stuff? It is just more pressure to use the front parking in the garage as storage. But you will not be allowed to do that and be permitted to park a 2nd vehicle in the outside parking. It is just going to be the worst.

All this and they want $400k for a 1-bedroom? I have no idea if they will get it. Who knows. There are so many better things out there though. It is a horrible location, horrible floorplans, horrible parking situation. But it's brand spanking new so maybe some fools will buy it. Most of their lives will suck though.

So... does this mean you will not be pre-registering? I'm a little unclear on how you feel about this development.
 
Here is the price list for el paseo the village of Foothill Ranch.
Model homes will be expected to open on November 15th.

Here is the site plan, this community contains clubhouse and pool, no park.
I would like to know pros and cons on location and any other comments like tandem parking etc..

Tandem parking garages are a joke. No one will park in the front space. The guest parking in this development is the bare minimum. People will park in the guest parking instead of parking in their front tandem space. This will lead to HOA rules and mandates to use both spaces before getting to use guest parking. Residents will call to bust their neighbors. People will leave their garage to park in a guest space to save it then leave and go back into their garage once their buddy arrives. Life will suck there for this reason. Good luck having anybody over. We don't live in Downtown LA so I don't see how these stupid parking plans are approved in 2014. It is horrible. Just a poorly thought out development, a poorly thought out approval, and it will be a poor reality for those that live there that have more then one vehicle or like to have friends over.
