Earlier this morning, I listed a 2-level Citrine Plan 3 detached condo located in Portola Springs on MLS. The home was recently renovated by the seller with new paint, flooring, bathroom shower, and more. The home features 3 upstairs bedrooms, 2.5 bathrooms, and an upstairs lot with 1,584sf along with a private yard with no neighbors in the back. The home is listed at $1,200,000 to sell fast.

Near freeway, attached condos or not, it doesnt matter. Irvine homes do Irvine homes.

Offer in before the open house? Where is that pain that was predicted?

Yeah, it was from an agent who represented buyers on 2 of my other Irvine listings in the past few years. I'm still waiting for that pain that LL was predicting for Irvine. Maybe he meant pain for buyers as prices are up around 10% since year end and of course rates are higher too.
 
Imagine if, and when rate drop just a tiny bit. Bidding war all over again. For every 10 people can’t buy there is 1 that can.

I believe that the financed buyers that are purchasing homes today realize that it'll be madness when rates drop back even to 5-6% because a lot of the buyers that went to sidelines will become active again and I don't think inventory will increase that much.

Well, the home was priced to sell fast. There aren't many newer nicely upgraded 3bd detached condos <$1.2m in Irvine. I'll still hold the open houses this weekend though.

A similar plan closed in Aug for 1.83M and this new one is pending within a day at 1.95M. The one from Aug below..it fetched the seller 500K in 2 yrs. https://www.redfin.com/CA/Irvine/123-Landover-92620/home/167167490

Are the FCBs back in full swing to Irvine? Guessing because I happen to see a lot of Pregnant overseas women in Eastwood nowadays...birth tourism resumes?

67 Runner was entered for comps only. It'll likely close at $1.95M by end of month.
 
The seller accepted the buyer's offer (over list price) and we opened escrow this afternoon. I don't change the status of the listing until the deposit hits escrow and I'll still be hosting the open houses this weekend looking for back up offers.
 
Got word from escrow earlier this afternoon that we closed today. The sales price was $1,240,000. Congrats to both the buyer and seller.
