New homes coming to Tustin?

Saw this sign outside Columbus Square.  Anyone know what coming?

The sign outside Columbus Grove says "New Community Coming Summer 2010" which refers to Ainsley Park.  The one outside Columbus Square says "New Communities Coming Fall 2010", anyone know what those are?  I'm more interested in Columbus Square because it's in a prime location within Tustin Legacy.
 
If you go to the Villages of Columbus website and click over those areas that say future homes, you can guess a bit based on the layout. I didn't really spend that much time looking at the Square area but if you know who the builders are, you may be able to find more data at their websites (you need to employ Cameray... she can find almost anything on the 'Net).

So they're going to startup new construction for both CS and CG this year and they've got Ainsley Park for CG.  For CS, there's only two spots still undeveloped per the VoC website (http://www.villagesofcolumbus.com/columbus_square.php?page=villages&subPage=columbus_square).  I believe that the location off Edinger (http://columbussquare.com/coventrycourt) is still an issue with the builder/city/residents so that probably won't be the new neighborhood.  That leaves the location away from Edinger, which was originally slated to be townhomes (http://columbussquare.com/mirabella).
 
What about the vacant land at Astoria?  Only about 1/3 of that community was built before Lyon sold off the land.

You're right.  I'm not completely sure of how much space is available.  I know some of the area and made assumptions based on the VoC interactive map to tell me which other areas were sold out thinking all of the land was used.
 
I wonder if they're going to continue with what was previously planned (Mirabella & Astoria) or pull an Irvine Co and develop something totally different (higher density).

I didn?t find anything on Columbus Square (yet) but I did run across this?Current Construction Projects on the BIAOC website.

Is anybody else having trouble getting the floorplan images to display in the lyonhomes.com link? Example: Click on "Level 1" or "Level 2" here: http://orangecounty.lyonhomes.com/homes/model.php/Ainsley_Park_at_Columbus_Grove-Residence_1_.html?c=235&m=909 . I get nothing coming up. I'm curious to see these. I notice the article says they are coming "Spring 2010"... so I guess they must have models up.
 
My wife and I really like this side of Irvine, so I've also clicked on the links to the plans, but, so far no luck.  Just a blank page.  I imagine in the next few days the plans will be available.

there are no models up. I was walking the dogs today and went over to see where they were going to be built. they are going to be built on the empty lot by Warner and Harvard.

Ok I found a little more info.  It will be as previously planned with the exception that Astoria will be renamed to Augusta, probably to avoid confusion with the nearby condo project in Irvine and to play on the popularity of the recent Masters golf tournament.

So they're going with Ainsley Park at Columbus Grove and Mirabella and Augusta (Astoria) at Columbus Square?
 
Here's the inside scoop:

Apparently, William Lyon Homes has been trying to build Augusta and Mirabella but the city is not allowing them because the required affordable housing hasn't been built yet.  Lennar is responsible for building the affordable housing at Coventry Court, but is dragging its feet because building affordable housing is not profitable.  So they have been trying to sell off the whole project as a lump sum to a rental company, but that violates the master plan and upsets existing homeowners.  Basically Lennar is screwing everyone right now.

 
If WLH is waiting on Lennar for the affordable housing requirements and Lennar is trying to meet that with Coventry Court, it may be a while or never.  If the City of Tustin doesn't agree to allow Lennar to build rentals in CS (as noted in the contracts that most residents there signed), then how is WLH going to build the new homes this year (as advertised)?

There are 2 options:

1) The city allows William Lyon to build regardless of Lennar.
2) Lennar fulfills what it has been legally obligated to do.

Both options are simple and easy.  I believe William Lyon is already pursuing option 1 and city only needs to enforce option 2.
