Plan 2b 4bd 3ba 2104 sq. ft  $719,599
plan 3b $772,000
plan 1ar $685,000
plan 3br $770,000

There is a plan 2 on mls listed for $779,000 and a plan 3 for $835,000, ouch!

We like the plan 3..  but too bad it is a detached condo.. so two HOA's ..  $300/month...  alot of short sale activity too for stonetree...

Where did you stop by?

They had an open house on 50 Revival this past Saturday.  Its a plan 3 but right behind it is another plan 3 and a plan 1 that were also open for viewing.  Directly behind those was a plan 2 that was selling for 779000, but I'd imagine they would need to lower their price since the new plan 2's are only 720.

For all the existing Stonetree residents who paid in the high 900s for these, this is going to leave a mark.

I signed the preliminary contract at StoneTree Manor for a plan 2, when it was selling in the high $800K's.  I ended up backing out because I wanted more of a yard.  I'm glad I did.
 
Oh my, just got an email from the new home co.  Seems like they are reducing prices onthese detached condos.  Plan 3 is around $711k, plan 2 is around $669k, and plan 1 is around $630k, quite a significant drop, around $50-70k.  Maybe I will hold off on Maricopa now...

And there's more room to negotiate from there.  Got my buyer into Four Quartets for below listing and other incentives.  I have another buyer who is seriously thinking about Plan 1 or 2 at Stonetree.  I'm on a first name basis with the builder's listing broker, good guy actually.
