They had an open house on 50 Revival this past Saturday. Its a plan 3 but right behind it is another plan 3 and a plan 1 that were also open for viewing. Directly behind those was a plan 2 that was selling for 779000, but I'd imagine they would need to lower their price since the new plan 2's are only 720.

I'm sure a lot of current Stonetree owners are pissed seeing all of their homes going further underwater--like all of WB now.
Why are the Plan 3B's prices so differently, is it location. lot size?

Able to stop by this weekend.. they have 2 plan 3's and 1 plan 1 to show... here are the prices...
Plan1a 3bd 3ba 1964 sq ft. $679,990
Plan 3b 4bd 3.5ba 2268 sq ft. $770,000
Plan 2b 4bd 3ba 2104 sq. ft $719,599
plan 3b $772,000
plan 1ar $685,000
plan 3br $770,000
There is a plan 2 on mls listed for $779,000 and a plan 3 for $835,000, ouch!
We like the plan 3.. but too bad it is a detached condo.. so two HOA's .. $300/month... alot of short sale activity too for stonetree...

And there's more room to negotiate from there. Got my buyer into Four Quartets for below listing and other incentives. I have another buyer who is seriously thinking about Plan 1 or 2 at Stonetree. I'm on a first name basis with the builder's listing broker, good guy actually.ps99472 said:
