I have a chance at getting a job in Glendale. The problem is that i love orange county. Currently I live with my parents and was planning on buying a condo/house within the next year, most likely in Huntington Beach. The new job would mean an increase of about 30% in pay with great benefits. Do you guys think the commute would kill me if I did end up buying in HB. Can you guys give me some other areas I may consider so that the commute wouldn't be such a drag.

Take the job and move either to Pasadena, Arcadia, or even Glendale. If you want to say close to the beach you can consider Torrance/PV/Redondo/Hermosa Beach. That drive to Glendale will be HELL. I remember it would take me 1.5 hours each way to get to downtown from HB a few years back. Btw, congrats on the job offer especially in this job environment. What industry do you work in?
 
Depending how permanent is your job there are many charming neighborhoods in the Verdugo Hills of Glendale. Not many people know about this hidden gem neighborhood in Eagle Rock around the perimeter of Occidental College where President Obama did his undergraduate study.
 
I just drove to downtown LA from downtown HB today--leaving at 8:30, I was there by 9:30. Glendale would have been another 20 mins probably, so it really depends on your hours. I do agree it'd just be easier to live out there.
 
I forgot to mention that the wife works in Orange and it would be hard for her to relocate considering the economic crisis right now. So Im looking for areas that are somewhere in between. I work in health care. Im a clinical lab specialist.
 
Then I would rent in Fullerton or Buena Park. Maybe up in Diamond Bar or Hacienda Hts.



Actually, now that I think of it, I really like some of the houses I've seen in the north (nicer) part of Whittier. There are some really nice MCM houses, as well as a lot of gorgeous craftsman and similar 1900's houses around the friendly hills.
 
So the wife lives with the parents too? What city do the parents live in?



Anywhere you move North would also be a pretty crappy commute for your wife too I would think. Think of that 5 South traffic or that 57 South traffic in the morning. Yuck!



I think your wife working in Orange would change alot of the answers above. I'm on the same track as Freedom you need something at the border of OC. Your wifes commute would be brutal otherwise. And anything more south or coastal would be brutal for you. Although I already think it may be quite bad even from like BP
 
Of course my wife lives with me. We just got married about a month ago and moved in with my parents in order to save for our house and to help my parents out with the bills. Both their jobs cut back their hours. We live in santa ana.
 
I rented in Glendale for a year. It was quite nice but a little on the boring side. Very convenient when working in DT LA... There are some great parts of Eagle Rock but I worked up there, I'd probably live in the La Canada Flintridge / Montrose area.
 
After reading your post more carefully, it looks like you won't be buying now, so you can tell how the commute is like from Santa Ana.



If your commute takes you through the 405, you can see what it would be like from HB. If your commute takes you through the 5, you can extrapolate from their via a 710, 605, 110 upswing.



And in all honesty... if it's just you and your wife... I recommend not buying now and renting so you can actually see what the commute is like. That is, of course, unless you have a compelling reason why you would HAVE to buy next year.

Freedom, Are you familiar with the tract designed by Cliff May in Costa Mesa?
 
I can sense that your wife would like to have some privacy from your parents. The communities between the places of employments are really not that great along the 5 or 605 with the exception of Whittier. The post war communities were poorly layout and badly constructed. I would stay away from these 2 freeways. Along the 210 are great cities like La Canada and Pasadena but too far from Orange. La Verne and Claremont are very nice and have charm. There is a commuter train that connect both to Glendale. Your wife can take 57 south to Orange.
 
Thanks for the advice guys. After talking it over with my wife I decided to take the job and see how the commute is. My new employer is letting me come in between 5-8 AM which is very nice of them. There is no reason why we have to buy next year so we may just rent and see. Thanks again.

Are you talking the few houses around 20th and Fullerton? there are only about six that haven't been "renovated" into oblivion out of about 15 that still exist (and I watch them closely, of course).



The bigger CM tract is in east LB, must be 200 there. currently, there are 9 for sale here.



I also watch the Eichlers in Orange. there are only a few in the west track for sale, out of maybe 30, while the fairhaven tract has maybe 4 for sale, out of about 50. the northern tract has one or two for sale, out of about 25.



Or maybe, BK, you have another set of MCMs for me to monitor? I think there may be a few down in Laguna Niguel, but lost track of them. Any others I've missed?

Cameo Highland south of CDM. Neutra houses in Lakewood and Long Beach.
 
hmmm...Cameo is way out of my price range, I'm afraid. And Lakewood too far from UCI.



I'll have to find out where those Neutra houses are....

FB, welcome; I have been wondering about the topic of parental help... is your parents willing to also help you with the down payment?
