Looks like they're in the "LAU" area in the plans. So rather than a laundry room, you get a door that opens to a stackable washer and dryer in a home that's 1.6M+...

These days there’s these combo all-in-one washer/dryer units, if that even matters as a workaround.

I apologize for the earlier confusion; they cannot be classified as fee-simple conventional lots. However, the units resemble fee-simple lots more than they cluster around a short stubbed motor court.

I encourage you to explore the different models and share your thoughts on the traditional layout, where each house opens up to the street, compared to the motor court design, where several homes are positioned away from the street frontage. Your feedback will be valuable in understanding the benefits and challenges of each approach.
