New Detached Condos Coming Soon at Los Olivos

I could've sworn I saw a post about this neighborhood not too long ago, but I can't find it. There are new detached condos coming to Los Olivos. I thought they were initially supposed to be SFRs, but I guess that changed. I don't see any plans yet, but I found information on the tract. It will be gated, plans were originally supposed to be for bigger plans, but now they're about 1300-1800 sq ft. I feel like this is a the first time a while that a builder is doing 1300 sq foot 2 bedroom detached condos.

Also, Barcelona is changing its name to Barcelona Private Estates (LOL....) and they're getting a guard gate installed.

The real question is how much will these be?

I like the plan 3 but I would use part of the loft as a 2nd primary (we don't use "master" anymore) closet.

Too bad they couldn't find some space on the 1st floor for an office/den/flex space but at least it's not 3 stories.

Probably at least 1k a foot given how overpriced the Barcelona ones are.
 
Model homes look almost complete.

Can't believe how small and expensive they are (estimated starting at $1.6m).

That's starting at over $1200/sft!

Hey Panda - did a search for homes in JC on Redfin then filtered by 5+ bedrooms. When I started clicking on the homes all of them had Alpharetta or Duluth addresses. None of them had John’s creek addresses. Is John’s creek not a city??

I dont disagree with you. It is sort of like a GA resident high senior choosing between UGA, Georgia Tech, or USC to study Finance.

USC has a stronger Brand than UGA, but an equivalent Brand with Tech. Is the Business education at USC superior than UGA or Tech? I would say the education would be comparable.

The big difference is the cost to purchase the USC brand (Irvine) vs the UGA / Tech Brand (Johns Creek) USC would have a price tag or $400k while UGA/Tech would cost $75k for in state residents who maintains a 3.0 GPA.

Students rank UGA as having the 2nd best quality of life and USC ranks #1 of quality of life and happiness. (Just like US News ranking the best cities/places to live.) Georgia Tech ranks #83 as many students are competing in a pressure cooker environment like the IUSD High schools. Mental health is a big topic at Tech due to the academic stress these student go thru.

The question boils down to whether i want to pay $75k (Johns Creek ) or $400k (Irvine) for a similar business education and college experience.

For some paying $1.6M for a 1132 sqft + $1000/month HOA Condo for the Irvine Brand is worth if for them.

For me... the Irvine Brand is not worth that price tag for what i get, similarly to $400k for an undergraduate Business Education for the USC Brand is not worth the price tag. That is just my personal opinion.

Your analogy is flawed in that GA Tech lets in 3.0 students whereas USC Marshall likely had a handful of 3.0 extreme DEI admits so the competition level at USC will be much higher and grading at USC is brutal.

I think you misunderstood.

3.0 is the min GPA to maintain the HOPE scholarship. Many Tech students lose it after their first year as the competiton is brutal. They call it the Freshman Bloodbath.

Didnt i mention that a chinese kid i played tennis with had a 1530 SAT / 4.4. GPA and got rejected from Tech?

I dont want to get Test upset for hijacking his thread. Lets take this to the education thread. Shall we?

What is the criteria for a HOPE scholarship? I have a buddy who was the Georgia STAR pupil in the late 70s from a small town his dad basically developed called Toccoa. I guess this was some kind of statewide academic recognition. He did a 5 year undergrad/MD at Emory on a full ride, maintaining his grades even while pledging SAE.
