New Community Developments

OH4 will be so nice with a single loaded Cul-de sacs.  No house in front and view on the back (drooling).  Future sports park across (currently strawberry field) and tunnel and bridge access to the Hicks and Jeffrey trails.  Gated.  Gonna be big $$$$.  Save up.

18087 - Has been being graded for a long time and looks like the site for the remaining IP homes and a park with a putting green!

I found the City of Irvine Parcel Search posting for the area and the plots indicated appear to be a bit larger sqaure footage than what they are currently building the Highlands on.  Leaves a little to speculation as to which product they might build.

I drove through 19016 the other day and the plots appear to be even larger than the ones opposite side that I posted the sitemap for.  If this is the Highland extension I would guess pricing would be significantly higher with extra large lots and what appears to be full sized streets to accommodate sidewalks and street parking.
 
I think the ones on the right side of Dreamcatcher is probably Highland extension while 19016 is probably true SFRs, probably Ravello or Fresco as suggested.

Those look like true SFR lots to me.

4 Bedroom and 3.5 Bath

MASTER PLAN FOR TRACT 19016 will be 126 DETACHED SINGLE-FAMILY RESIDENCES
4 Bedroom and 4.5 Bath

Larger true SFRs. Probably will start at $1.8M. I can't afford it.  :-\

TRACT 18136 looks like might be Ravello plans 4-5.

TRACT 19016 looks a lot like Ravello plans 1-3.
 
My guess is end of 2022. Hillside will sell out in 4-5 months, but Bluffs and Highland won't sell out until end of 2022.

But then again, they might open sooner since these are larger true SFRs, so there's no conflict with Highland.

From the looks of it, TRACT 18136 should open sooner than TRACT 19016.

I agree that TRACT 18136 should open sooner than TRACT 19016.  The street asphalt at TRACT 18136 is already done
 
I just got confirmation from my representative over at Highland today that they will not be getting an extension on either Tract 18136 or Tract 19016.  Which then supports the idea that a product such as Ravello would be built.

That being stated I have not been able to find any plan submissions with the city for floorplans or elevations on either development.  I did find a plot submission for Tract 18136 but all of the lot sq. ft. had been blurred and no indication of the product was included.

I'm curious as to what will be built.  The representative did Indicate that Irvine Pacific is likely NOT the developer.....
