My FCB neighbors

My next door neighbor just sold their house to some FCBs in China.  Less than 30 day escrow, so I assume cash buyer.  Speaking to my old neighbor, looks like a family with kids around my daughters age.  I hope that's true.  Would love a young family like mine.  Praying they're not smokers.  Maybe my daughter can practice her Karis Chinese with them.  I'm not expecting best bud carpooling/you pick up my kids type best neighbors, just please don't rent out your house/VRBO to hookers type investors. 

If SHTF, I'll pay the $10k mello in BP!

My relatives live in CV close to some FCB's spoiled college kids. Every weekend they have parties at their house and park their Ferraris and Porsches in the middle of the street. Yep. Middle of the street. The whole street is annoyed with them. Their friends also leave their Class 302 cups on the sidewalk for days. Cops were called a few times at night but they still constantly have parties.
 
The house next to me was sold to FCBs and the first 2 weekends was filled with college kids with Hummers and M5s parked in front of my house, then smoking in the side yard and driveway.

I was so ready to move then luck smiled on me and the parents decided to rent out the house instead of let the kids live there.  The renters are a Persian family with 2 daughters, they are super nice and quiet as church mice.  Got lucky with most of my surrounding neighbors.

If indeed the FCB house next to you is filled with college kids, I would pack it up and call it a day.  It's stress that I wouldn't want to deal with for sure.

wow our neighbors are awesome compared to some of these descriptions. Fell like going and giving all my neighbors a hug. Only house on rent is the one with the awful front landscaping and fake grass, who knows what kind of people will move in there but hoping for a nice family to fit in with the rest of the neighborhood
 
When we sold our home to an FCB, we were told it was a family with a kid on the way.

Then when escrow closed, we were told that some "circumstance" is preventing them from moving in and that they would need to rent out the house (we were doing a rent-back at the time and they asked us if we were interested).

We've spoke to our neighbors and they've had two sets of renters since, the latest ones being problematic (college kids).

Now that explains why there's so many exotic sport car sightings in CV. 

Foe a moment, I thought they move The Car And Coffee event to CV.

Hmmm same thing happened to me. FCB bought my house. Came by to look at something and told us they were gonna stay and send their elem age kid to school here. Next thing I know, they rented it out.  Damn changer minders FCBs!
 
Attend hoa meetings and bring it up, can they do something as it's probably written in the cc&r regarding primary residence at least the first year or two?

I seriously doubt that.  Only restriction on residence is generally imposed by a lender who requires one/two years of residency to get a primary residence loan.  Any similar restrictions by the HOA is likely illegal and/or unconstitutional.

Seriously, HOAs are not that powerful.

yeah,  I would suggest if you want to avoid them, then look at older neighborhoods with bigger lots, which they tend not to prioritize as important, like North Tustin/Lemon Heights/Villa Park, Floral Park Santa Ana, etc. Any new community is going to have a higher proportion of FCBs.
 
That's too bad.  Then have Irvine pd on speed dial and call right away for any disturbances
It's a family oriented city.  No fun allowed. :)

Was looking at some north Tustin/lemon heights homes, some are really nice, large lots and views to boot
 
Plenty of FCBs in my neighborhood and they are great.  A couple of the houses are also being rented out...two white families and an Asian one.  The most annoying one are from Idaho who have like 5 trucks, refuses to park in their garage, and block up all the street parking. 

Glad they are moving now.
