Mulberry at Cypress Village

Speaking of qwerlupa, the quesalupa at the Taco Bell on barranca is a test item. Said it is selling very will. I should really be working for Taco Bell.

hi all.  just got a 'Countdown to Closing Event' email.  guessing there's free food and chance to meet and greet with other new neighbors?  anything else happen at this thing?

It's a great chance to meet your new neighbors and a good chance to gossip about the buying experience.  When I went to the event about a year ago, the event is not just for the Mulberry's buyer , it was also for the buyer from Marigold and Magnolia.  May be this time around, they will also includes Laurel's buyer as well. 

At the event, the sales staff, customer service staff, and escrow officer from the escrow company, and HOA people are all there to answer questions and handout some escrow and HOA info.  The customer service person is the one handle the final walk-through, all the repairs and all the home related  issues after the closing.  And believe me, soon or later, you will know him very very well.  Sigh.
 
I had a great experience at the event as well.  Food is pretty good too. 

I ended up sitting at Chairman's table.  Pretty cool table ... Our table chatted up so long we were the last to leave.

So if you can attend ... Definitely go and kids are welcome too. 
 
Looks like they tore down the area around the Mulberry home buyer office. Anyone have the last pricing sheet they could share? Have the models sold yet? Thanks!

I was just wondering about the same thing.  I was thinking of going in yesterday to get the latest sale info but there's was no sale office, the sale office was removed, and the whole street was block off for construction work. 

Maybe I'll try again this weekend.

Residence One:  2317 sq.ft. $1,203,678
Residence Two:  2680 sq.ft. $1,274,667
Residence Three: 2710 sq.ft. $1,409,068

Residence 1 is 2199 sq.ft ,the model home includes optional gyn/play house.
Residence 2 is 2422 sq.ft., the model home includes optional gyn/play house and the conservatory.
Residence 3 is 2592 sq.ft., the model home includes optional office.


Here's some miscellaneous Mulberry facts:

Pre-qualify begun 4/24/13, grand opening on 5/4/13 and phase 1 was released on 5/11/13.  First moving was in the beginning of December 2013. 

The lot is 65' wide and 53' deep at the first site (3445 sq.ft.).  Extension site's lot is 2 feet deeper, 65'x55', and total lot size is 3575 sq.ft.

Once Mulberry reached the extension site, due to extension site's 2 feet deeper lot, builder offer optional bedroom 5 at first floor for plan 1 and plan 2.  See page 7 of this thread

These option bedroom 5 only available for home lots at the extension site.  Plan 1's bedroom 5 option is 232 sq.ft  and plan 2's optional bedroom 5 is 296 sq.ft.  If plan 2 opt with the conservatory and the optional bedroom 5, the total sq.ft will be 2976 sq.ft., that's larger than the plan 3. 

Currently Mulberry is selling model homes and the final build-outs.  Sorry, forgot to grab the price sheet for the build-outs. :p  With total of 178 homes ( 51 residence one, 57 residence two, 70 residence 3) sold in 18 month, this is one of the best selling Irvine Pacific homes.

The final build-out homes are expected to be completed in June 2015.

Interesting stats. Thanks. That sales rate of 180 homes in 18mo is probably faster than any other development over the past few years in irvine, not just IP

Didn't know about the extension lot. Which homes are part of that? That is a bit annoying. How much extra do you think they up charged for that? Why can't they just have bigger lots in general. A few extra feet for everyone... sigh.

The extension lots were not much better...a 7ft setback vs. 5ft.  Technically they are detached condos in the rest of the world, but in Irvine they are SFR.

To answer your other question...why give bigger lots when the smaller ones are selling like hotcakes?  These areas (CV, SG, etc.) are tract home suburbia...if you want bigger lots, look in north tustin, or better yet, villa park.  You'll get 15K square foot lots easy.
