Rather than speculate on future value... just enjoy your home, if you like the area, if the neighborhood and schools are safe, if you can afford the payments and if you have family and friends nearby... that's what really matters.

Half of those things won't work for me in Georgia... and even if I never get my 3CWG and have to stay in our small house, the other stuff is more important.

My friends now love living in that area, the first few years, they always talked about moving back to OC but it seems they have settled in and will probably stay in Georgia. Sad for us... as we miss them... but good for them as they are happy.

yes, i said the reason to buy real estate is to lock your payment instead of paying higher rents every year due to inflation.  with that said, 7% inflation per year, over the next 10 years sounds high to me.  sounds like you are getting a good deal either way and it sounds like you are already up 10% since last fall so what the hell do i know. 

historically though, real estate gains track with inflation. you could luck out though and be buying at the beginning of a cycle in Johns Creek, but then it will deflate and perhaps repeat, but if you dont sell at the high point, or exit at some point to lock in your gain then over the long term you will just average out to what the inflation is.
 
Panda - how did the move go? I hope you are all settling in well and the house is everything you thought it would be. What do the little Pandas think of their new surroundings?
 
Sorry to hear about your Chicago place Panda... but like you said... the timing was fortunate for your family.

So how does it feel living in a big home? And are you going to acquire a southern accent? My friend's kids do have a bit of a twang now... heh.
