I thought Irvine was master planned?  I expect this type of unzoned mishmash to be in Santa Ana, not such a beautiful master planned community.

Irvine is "MasterFULLY Planned." Different from ordinary master planned. That 55+ village is technically Lennar. Different from TIC.

No, that strip of land to the side of ridge valley (away from GP) is TIC, which includes CVE and the 55+https://www.villagesofirvine.com/villages-neighborhoods/cypress-village/tristania/https://www.villagesofirvine.com/villages-neighborhoods/travata/

And what does that second link say the builder is? "Lennar Homes"

It's like Apple and Samsung have contracts and deals each other using parts and technology of others yet suing and hating each other. Lennar formed FivePoints BTW.

Anyways, I wasn't planning to get all accurate and detail into builders. I was just teasing with the slogan "MasterFULLY Planned."


 
Yes, Lennar often builds on TIC land but TIC is nothing like Lennar.

TIC is committed to the communities it builds.  TIC believes in stewardship of the land. Go look at Eastblulff, the very first Village of Irvine built 50 years ago, TIC still takes care of it and it still looks great today  Lennar is a publicly traded company based in Florida whose main concern is shareholder and investor ROI. Lennar finishes a community and then moves on to the next one.  Do you think Lennar will care about the Great Park Neighborhoods in 50 years?
