Having relatives that live here during the 80s, I don't think it's all Caucasian . I agree with the "name dropper status". The only thing is that MV is hot, heatwise. My preference is LN, which is as old as MV, but on the cooler side and I have seen prices dropping there that made it more affordable.

Funny how people form these impressions. I don't see anything prestigious about Mission Viejo that would set it apart from the other South OC communities.

Just around the corner. Antonio Plaza. The girls love it. I like it, but I am okay with just about any pizza.
It is about 200 feet west of the Pavillions grocery store, back in the southwest corner of Antonio Plaza. It is not easy to see, and is about 150 feet southwest of the Starbucks.

I sure do miss The North End of Boston (Authentic Italian Cuisine).
We did try Papa John's pizza (thanks to Goofy's suggestion) and liked it.
It's not the North End in Boston, but it's our top choice at the moment. :coolsmirk:

My take on Mission Viejo... I'll share what I know, having lived in the area for a long time.
The lake area is nice, and the surrounding hills. Pacific Hills and Canyon Crest have older homes that are nicely kept. This area will always be premium.
The "melinda" area which borders RSM has the best schools as far as I know.
There are some new McMansions out against the hills, which could make for some killer deals (foreclosures). Huge homes, nice views, but out against the hills and smaller lots.
The shopping has some slightly older plazas, but nicely kept up. They're not the Irvine Spectrum, but I don't particularly care for the spectrum anyway. Some convenient albeit older shopping centers make for an easier time getting to the necessities. The shopping is being re-done one at a time, much like older Irvine areas around Jeffrey/Walnut.
The bottom line for MV is that is mostly caucasian, and fairly Christian as well. So if you're an asian buddhist who loves 99 Market and HMart, then you'll want to stay further north. If Saddleback Church is in your weekend plans, and you sunburn easily, then MV is a great place to live.

Awgee, we were in Antonio Plaza and I mentioned Ballpark to Mr. CalGal. He said we tried it when we first moved here, and we didn't like it. :shut:awgee said:

Looking at the US Cenus it has Mission Viejo's median income at 99,857 (basically 100k).
Using the 3-4 x income rule that means when prices reach fundamentals the median home price will be 300-400k. (Currently the median home price is 515-530k or 293-331 ppsf)
Using that if I can get a home at 227-247 ppsf does that mean that home's value would not drop as much in the coming years?
