Mariposa - Laguna Niguel

Anyone looked at these new homes in Laguna Niguel?  Other than, not being in Irvine, what are the cons?

Floor plans are pretty nice, no Mello-Roos, gate guarded, community pool, reasonable association ($156/mo).

Residence 1
2 stories | 2,157 square feet
3 beds, 3.5 baths
$674,900

Residence 2
2 stories | 2,483 square feet
3 beds, 2.5 baths
$779,900

Residence 3
2 stories | 2,827 square feet
3 to 5 beds, 3.5 to 5.5 baths
$879,900

Residence 4 and 5 are sold out.
 
Minimum for a 2000sf+ house should be 4 bedrooms, hopefully with one downstairs.

I think they are a bit overpriced for what you get (which is why these homes have been selling for a few years now).

Compare Residence 2 to Plan 1 Maricopa in Stonegate, close to the same price but Maricopa has 4 bedrooms.

If they converted the extra garage space (like in Residence 3) to a room (or had an option to do so), these would compare more favorably.

Isn't the SG MR alone adding a huge cost which has to be capitalized for a equal comparison? Depending on discount rates you use and how long the SG MR are for, the potential capitalized cost of that MR can add tens of thousands to cost.

Understand your point about 4br, but these are clearly not the "same cost" even if they are the "same price" so that 4th BR is costing you quite a bit.

I want to say anywhere from 25 to 35 years (I think it's bond specific).
