looking for recommendation

Hi everyone,

I recently entered into escrow on a house but I recently saw some things that concern me.  There is a cinderblock wall that seems to be pushing into the side of the house.  There is a closet on the inside the house where this cinderblock wall is attached to and wall inside this closet has major cracks and seems to be bowing in.  There are also large cracks outside the house around the area where this cinderblock wall is.

I have an inspection lined up but I was wondering if I should seek help of a specialist like a structural engineer?  If so any recommendations.

I think it?s code that a cinder block wall should be at least an inch from the exterior wall of the house. It should not be attached to the house
 
Never really thought about this but checked my cinder block walls after reading your post.  One of them is about 1/4? from the exterior stucco, other one is connected to stucco via some joint compound but this is on the far side of my garage.

He will pick up your call and can usually schedule a time to meet within a couple days and supports after hours if needed.  Quick to reply to text and emails and very knowledgeable guy with reasonable rates.

I would try to have him come when the inspector is there so they can both give their feedback on this.  Also good thing about Bashar is will know how much it will cost you to fix the issue so you won?t have to find someone else to come out and give you an estimate.
 
Standard procedure would be to get the house inspected before you went into escrow.  So the inspector missed this?

As I mentioned, I have an inspector lined up this week.  I had no idea that standard procedure was to inspect prior to going into escrow.  I have always thought it was done after going into escrow, hence an inspection contingency.

Actually I don't know what standard procedure is.  However, I think you can pull out of the deal with no loss to yoursef if the inspector finds problems that the seller won't fix.
