You gotta understand that this area was sub-divided in the 20s-30s so ALL the lots are 2200- 3700 square feet. This is actually a double lot and is big for the area.

Ohh-oh, I don't know what went wrong here but this house which sold for 4.45 Million in June is back on the market. (I love this house). Wierd that they closed on it and it is back on the block 9 months latter. Deal gone bad?

That property is one of my favorite homes on Naples, and Naples is a wonderful place to live and raise a family, except for the troubles Wilson High School is having. Get this: one of the reasons we moved off the island is because the oceans are rising and I think it will become prohibitively expensive to live there within the next twenty years. Is that a bit too tin foil hat?
 
I like your old house, in fact I live right down the street. I think I am willing to chance the melting of the polar caps and buy here sometime. I just need the right property to float by. My kids will probably skip the Wilson thing. Catholic guilt being all it is, they will probably go to Servite of Mater Dei
 
The public schools might be sub-par....but *please* don't buy into the "Catholic guilt".... or at least educate your children not to buy into the anti-gay agenda they spew. Now, back to housing.

I heard the guy who bought this house owns a couple car dealerships. I imagine his business isn't doing well. That's probably why he's selling. It is a GREAT house.



As far as Wilson goes, there is diversity there since it pulls from the west of Redondo to Junipero crowd. Some people aren't comfortable with that. But it is a very good school with a great honors program. Most people don't know but if you put any cred in rankings it is the highest ranked high school (according to Newsweek) in the area including Los Al which everyone seems to think is so great. My problem with wilson is it is big. But supposedly there is declining enrollment everywhere in coastal socal. Plus LB passed a school bond last year and they are converting 4 middle schools to thematic high schools in the next couple of years which should ease the pressure from the main high schools. The goal is to get Wilson and the others down to the 3000 student range.

LOL ! I drove by it the other day and it's still out there !!! 3 Years later. That tells me the buyers never even moved into this unit..... It's probably been vacant the entire time. There's nice new carpet in there !

My relative is looking to acquire a property in Long Beach and I would love to see what you guys think in terms of value and neighborhood. Personally I think $380+/sq ft is a bit excessive in today's market plus probable abstesos (1950's house), but she loves the house, what do you guys think? I value your opinions.

University Park Estates is a very nice suburban neighborhood. Schools are very good in the area and it's close to amenities (marketplace, marina pacifica, etc.) That price is actually reasonable. There are some higher end houses in UPE so your relative certainly isn't buying the "best house on the block" which is typically a good thing. That said, it's a terrible market so a low ball offer might get the job done; I don't know.
 
I like that area too. good schools, parks, neighbors, etc.



The only thing that concerns me about is is the pollution levels from the power plant and the freeways nearby. Most concern if your relative has cardiovascular problems or small children.

no pollution from the plant. basically steam. the freeway maybe though...
 
Thanks guys, I will forward this on...I was hoping the fact there should be a typical on shore breeze that most of the time the house will be upwind from the freeway and electrical plant...she does have a 8 month old so I will be sure to let her know though.
