Local Real Estate Investment Clubs

Curious if anyone has attended any local real estate clubs? Any value? Primarily looking for the ones that are mainly for education, networking and swapping tips not trying to sell snake-oil.

Found a list of some local ones, but figured I ask if anyone attended these before and make any recommendations?

There's about 5-6 listed locally. Some of them are local meet-ups with nominal fee so guess easy enough to "test" them out to see if there's any value -- leave my wallet at home :).

My fallback was try to enroll in some intro real estate class in IVC.

All I got to say don't get trapped. Be careful with your money. Get everything in writing (agreement), get it notorized, form a partnership. (Even doing that - people might flee with your money or not distribute your share)

There is so much risk, conducting business with people you don't know.

Biggerpockets is a great place to start and network with other investors. This is a very intelligent community who have high Financial IQ and one the best places in my opinion to get educated on real estate investing.

I would highly recommend listening to their free podcasts where successful investors on biggerpockets sharing their investing experiences.

Just watch the show "American Greed" on cnbc. A show about real life stories of con artists and victims.
