I originally put this together as an email for the Mrs., but thought it might make an interesting post here. As a product of the Irvine Ranch, she's really not that familiar with areas outside the tract home hells of Irvine, Tustin, and Newport. All these homes are currently listed under $1M because I wanted to show that unique and interesting homes in OC are not just exclusive to mega-million $ customs (although many of these are in fact custom homes.)

I went to the listing at 170 Canyon Acres Laguna and found this:

Wow... those are really nice... except for 3 things:



Location, location, location... in Irvine.



Honestly, I would like a water/beach front home so I can get in some waves to start the day (bk wouldn't know about that would he?)... but the only new construction near the ocean is either San Clemente (those cliffside homes) or maybe HB... and both are too far from where I would like to be. Newport would be great... but I'm trying to be realistic.



(I'm surprised you got a thanks from bk considering there were some frontal garage pictures in there)

No doubt... that's really hard to get over. It's quite something that for the price of a charmless, pink stucco box in Irvine whose most defining characteristic is two fake-wooden garage doors, you could possibly get a direct ocean view home with a heck of a lot more character. Or a vintage ranch home sprawled on a quarter acre of land. But the stucco box is a 5-min commute from work, surrounded by shopping ctrs, parks, and good schools. Accessible by multiple freeways, close to friends and family, etc. Not an easy choice, really.

That's always good to see. I almost want to go into the Ocean view home to determine if the view is photoshopped. It's more than a mile from the beach and through the bolsa wetlands/blightwater development. I wonder if that view is going to get obscured by whomever takes BW.
