I don't think my opinion would change that drastically if I met you in person unless you were the world's best actor impersonating a genuine person much different from yourself for over four years. In that case, you should win an Academy Award. Not very likely. However, the same can be said for me. If you met me in person, you'd quickly be relieved I'm taken and realize what a charitable humanitarian Mr. SoCal is for taking pity on me, dedicating his life to putting up with me. Same here. BK would be able to verify this as would a number of others from here I've met in the flesh. You see, no one is perfect. And IHO...sorry, but as I'm sure you know, I agree with Socal about her assessment of you. Although I did see a really huge man in Costco over the weekend, and I kind of wanted to yell out, "Irvinehomeowner!" to see if he responded (since you are always claiming to be so ginormous).

I believe from your posts that you all have generally the same taste in type of home as I do, and also expect a similar value for your money.  You have all three being performing extended searches for as long as I can remember, dating back to my days as CK on the IHB.  So considering that:

On a scale of 1 - 5 (5 being most likely) what is the chance you will own a home within the Irvine city limits on January 1, 2015?   Feel free to elaborate on your answer.

ill answer but will refrain from picking someone and let SocalQuest take the pass from Pstar.

the chances of us owning in irvine on 1/1/15 is probably a 1 since the value is not there and unfortunately i dont think the value will be there in the next year. We are looking to buy in the next year since we are looking to have kids soon. Financially it would probably make sense to hold off on until interest go up but who the hell knows when that will happen. Ive been waiting a couple of years for that to no avail and it doesnt look like they will any time soon so. I guess I have been defeated in that sense.  We are looking at east orange, serrano heights in east orange and north tustin.  Ideally we end up with a killer view like yours but the chances of getting something like that probably arent great.  I get so jealous when you post pics of your view from your backyard.

the bank wanted 725K, we submitted an offer, the countered to five people, we then upped our offer to just under 750K and we got outbid.  the lot was awesome, you could not hear the noise from Hewes inside the house. i love single story homes.  a home like this on an 11K ft lot would probably cost $1M in irvine, probably more.

but think the asking is also to high, once they drop the price (hopefully) - then maybe we have USCTrojan throw in an offer, but right now it would be a waste of time. i really dont want to go over the 625K jumbo conforming loan limit which means we need to stay at 781K (with 20% down).

so North Tustin or East Orange is the likely destination for us.  That way we are 20-30 minutes from the jobs in irvine and leaves the door open to working in downtown LA as well.

We also obsessed over the "perfect" time to buy a home --- but realized that will never happen.  You will never score the perfect home at the perfect time for the perfect price.  Maybe two of the three, but not all.  So then you just do it when it is right for you, and never look back and enjoy your home.

yeah, we have pretty much come to the this conclusion as well so when the right place comes along we will just pull the trigger.

2015... long way off but considering that prices are still softening in my house range (despite the bottom claim of 2009 that some are sticking too), it's a wishful 5.

I thought we could live with a smaller home in one of our prime locations (like QH) but seems like the Mrs. has a preference for a larger home on a large lot so if we don't find something nice in one of the older Irvine hoods... there is a small chance we'll end up in Tustin Ranch or Aliso Viejo. We've looked at more than a few homes in TR and haven't looked at a single one in AV... so TR is higher on that backup list.

Nice upgrades and a large lot, but only a 3br and I didn't like a few things in the home (downstairs laundry as garage-pass-thru, small master bath, small upstairs space). But it sold for $720k, so she keeps poking me with it (at the time it we saw it, it was ranged priced at $750-769k... didn't think it would close for that low). Plus, I wasn't really keen on the location (overall... I'm still not liking the Tustin Ranch area... I prefer closer to the "coastal canyon").

But it's been 4 years now since our 3CWG and with rates so low, it's hard not to make a move sooner than later. I imagine we'll be in something else by this year... but I've been saying that for the last 3 years.

Below our budget, large lot for future expansion... could probably be had for $660k+ (the same model two houses away with similar lot size closed recently in that range). But she doesn't see the potential... and of alas, no 3CWG (couldn't even expand it if we wanted to).

And although TR is preferred over AV, AV is the one that has the 3CWG homes with the view lots (and in the < $650k range).

So the desire not to wear pants may be higher than the Irvine centrality... but I'm not the only decision maker here.
