I think the first one was already sold before the second was listed (or was close).  The buyer of the first one must have been pissed off if they knew about this especially since the second one looks much better/upgraded than the first based on the pictures :)

Yea. I think $642/sqft is so high. I don't even know why someone will buy it. I guess the market is going down; no one is buying even when a better house is selling at $616.
 
The "price per square foot" variation you are seeing in this community is typically due to lot premiums.  Also the various communities within LA sell at different price points per square foot.  Siena seems to be around $500-$535, San Remo $535-$565, Cortona $565-$590, and Toscana $590+.  Sometimes you have outliers that exceed these price ranges when homes are really well finished or on great lots.
