Why are there so many "BACK UP OFFERS ACCEPTED" at Laguna Altura? I wonder  ::)

Whoever would buy 38 must be on drugs.  The seller took the base model, with no upgrades, has not even landscaped it, and is asking for a premium price.  You are talking $50-$100K to landscape on top of that price!

Dream of a Speculator, but who knows, maybe some dumb mainland Chinese may pay for a base house at a premium price because they want to buy their way into the neighborhood!

Not sure if you talked to these guys or not lately.

Sounds like they got an offer - all cash.  Supposed to close escrow mid Sept.

I bet it is a FCB Chinese from the mainland?
 
The Triana home- is that model the largest home avaiable in all of Laguna Altura?  Which tract is that?

Those pictures are horrible.  Just seeing the side yards would turn away buyers.  I would feel so constricted.

And the kitchen- for $1.5 million, I'd want cabinets that go all the way to the ceiling.  It looks very basic, imo.

 
This probably means Alderwood Elem will be crowded.

I think it just got off of being closed to outside enrollment a year or so ago (since QH was built in 2004)... maybe they will be the next StonegateGate. :)
 
I agree with you.  I have to calculate extra time to deal with the Mariners/Vista Verde/Tarbut school crowd every morning on my way to work.  It is a hassle to turn from Shady Canyon drive onto Bonita Canyon in the morning.  I have to remember to stay in the right turn lane on Shady Canyon, because the other left turn lane is a mess.
 
Is there really a $300K+ premium to live in LA?  Tripointe's Arcadia in SG has 2909 SF with no landscape and similar size lot for $1,186,900.  Makes no sense to me

I think so, but from my experience in sixth grade - tenth grade riding the same bus (middle and HS shared the same bus route as they were next to each other):

If you are a little kid sharing the bus with older kids, you will get picked on.  That's just what older kids do.  Pick on each other and the little kids.  While i think bullying is something that is a part of growing up, if its within the same age range, there are remedies.  But no 8 year old is going to win a fight with a 13 year old.

Because Laguna Altura is "Irvine's premiere coastal canyon community"... "ocean-close living"... "just minutes from Laguna Beach".

from my observation yesterday, the home at 40 Modena is most likely a mainland Chinese cash buyer.

I wonder who would buy 34 Modena? another FCB perhaps.
