KB Homes Parc @ 54 in San Diego

Hi everyone,



Are any of you familiar with this property in San Diego? The address is 4079 54th Street, San Diego, CA 92105. The prices look fairly low, so I'm wondering if it's in a crappy area.



I live in OC right now, and it seems like every time I find a new builder that has prices below $400K, they're built in VERY bad areas, like Brookfield homes in Anaheim, or Lennar in Orange, etc.

"City Heights" currently shows a median condo price under 100K. That part of San Diego has some of the problems typically associated with inner-city urban areas.



There are many, many low deals to be had in the Hillcrest neighboorhood, and many Downtown. If I was looking into investing, I'd try to wait for a truly premium condo to come on the market in the 300s in those area. Just make sure that the HOA fees don't go skyward if the place empties out!

My home from ages 3 to 14 is highlighted in navy blue. A good residential area once you get past (north of) Monroe in the Talmadge District. Anywhere between Collwood, Monroe, and 47th up to Montezuma is a decent neighborhood and is highlighted in green.

That's the end of the good news.



The dark green rectangle is IR2's old church, which was demo'd and replaced with government subsidized low-income housing.

The purple rectangle is the local McDonalds, and also the hub of all prostitution on the ill-famed El Cajon Blvd.

The red rectangle is Horace Mann Jr. High school, an ethnically diverse place of learning. As a minority there, I learned chiefly how to take a good beating. When my classmate was stabbed by a non-student in between periods, my parents decided it was time to move the brood north to Solana Beach.

Colina Park is a nice diversion, and a popular drop-off spot for the SDPD for the homeless that they pick up in the more tourist-friendly Balboa Park.

Ahh, the memories. I remember loving it there, for the most part, and can't believe we squeezed our family of 5 into 900sqft. Never felt crowded to me...
 
Thank you so much for the informative post! I figured there had to be something wrong with that area for them to be offering a 1500SQF new condo for $325K. You saved me a 1.5hr drive down there!
 
Actually the area isn't as bad as the poster made it sound. I am purchasing a condo there next year. The prices went down a bit i believe the plan 3 which was 325k is now 289k



Not sure what this says about the future prices but the area is just fine. Actually the complex is in the middle area that is not as bad as the streets around it. I would say that it depends. If you have children then the area might not be for you but if not it might just work.

Driver/thief was high and my seat was alcohol soaked, and there was a huge gas tank of some kind in my trunk.

First, <a href="http://www.google.com/search?q=KB+Homes+Parc+54+in+San+Diego&ie;">I love it when IHB is the first Google result when you search for something</a>.



Second, Dave, that could have been one of the buyers who bought pre-discounts, or IR2 reliving the old days. Just don't believe Ipo as his alibi, there is usually a post on IHB from him that confirms he wasn't around IR2 at the time.
 
Ipop - don't listen to graph. He's just trying to tear us apart. It's just base jealousy. I've got you, babe. Don't ever forget it.

El Cajon Blvd further east is known for drug and prostitution. RE prices climbed the slowest in the El Cajon corridor.
 
Like I said, I'm living just behind (south) of the property in the apartment complex. So far so good.



I'm probably one of the lucky ones, the apartment complex is great. They have meet a certain number of requirements before tenants are allowed. Same with the KB homes.



This is how I see it, If you don't have children and drive. The place is perfect. That small bracket doesn't see at least to my knowledge bad activity. But go on past the El Pollo Loco and eastwards of El Cajon Blvd like the poster before me said and your problems begin.



As I see it the area in green is the okay area, the red square is sketchy. Then again I've lived in the heart of the "notorious" Logan Heights area so I can deal with "sketchy" neighborhoods.
