KB Homes Clementine in Placentia?

Well, it seems that at least these homes fit into my budget. In general, is KB Homes a quality builder? I don't want to pay for a crummy house, no matter how cheap it is. And is Placentia a nice enough area in Orange County?

If the crew is the same as Madison and Bougainvillea (Portola Springs), then yes KB has very good quality. Our home did have small problems which they fixed right away, and the quality of materials was excellent. I've seen some KB homes in the IE that are .. well... OK. Cheaper materials.



From what I can tell, KB has a chip on their shoulder from past years of bad quality. In talking to the sub contractors, they haven't been squeezed for lower prices by KB.



Lennar on the other hand, is squeezing subs until they crack, then replacing them with cheaper subs. The HVAC and plumbers in Lennar homes have been replaced by cheaper alternatives.

<p>i grew up in placentia and i only have the nice things to say about the city. however, this particular area is a ghetto! KB Homes could not have picked a worse spot to build a new community. </p>

<p>If you are looking to buy in Placentia, stay closer to Brea-Yorba Linda border and stay away from Anaheim border.</p>

The KB crew in OC is a good crew, however, this site is a dog. Right next to the train tracks in a "redevelopment zone" which aero has erroneously noted as a ghetto (barrio is the more appropriate description).



On top of that, KB will give you the bare bones in a home as they pride themselves on letting their homebuyers pick their upgrades. Somehow their optional upgrades include insulation and sound attenuation materials between floors and if you choose to skip, you have sound issues within your own home. This may not be the case as these are condos. KB has a HORRENDOUS reputation as being a super low quality builder, they even have to have special disclosures and special oversight due to some very dishonest sales techniques. For example, KB used to make very very small master bed rooms, but they would compensate by installing custom, shortened beds in their models.



Don't buy here, don't buy in any of those new developments in north county. Buy from Lennar who's EI plans actually seem pretty decent to me, although i hear they are phasing those out in their lower end product.



KB's project in Warner Center is on fire.
 
I agree with aero and jcaraway. Having grown up in Placentia in the nice part (north & north east area) that particular part the south west part is a barrio. Mexican gangs PLAS and La Jolla live in the area. Stay away.
 
I second those who say it's a bad area. On New Year's Eve 1998, my friend was shot in the head on a drive-by between there and the Atwood area just east of there. She was pregnant with twins. It was a gang-related shooting and they mistook her identity for being someone else. When I drive through there it still seems pretty seedy (of course.) It's also a pretty industrialized area. Just my 2 cents' worth. Good luck.
 
As I have stated before in other threads, this is one of the worst areas of OC. I work not too far from there so we will sometimes go to El Farralito by these units to get lunch. It was my turn to pick it up, and I felt like I could get shot at any moment. This area is old, beat-up, seedy looking crowds walking up and down the streets, businesses run out of old house-looking buildings. Seriously, there are so many safer places to spend the kind of money they're looking for. Mark my words, these units will be $200k. I don't think "blighted" goes anywhere NEAR far enough to describe this area.
