Justification for Tustin Topics in the Irvine Thread

Not sure why people think posting Tustin and Lake Forest properties in the Irvine forum will give them more traffic.

I look at TI by latest posts and thread title so to me they should be in their proper sub-forums just for organization and context.

Unless you guys think that's the only way people will look at non-Irvine homes?

I believe this site should be focused on Irvine topics, but as the Great Park residential areas develop there is a sliver of land from Sand Canyon south that will have a great interest in SVUSD topics as those homes will attend SV schools.
 
Frankly the non Irvine sub forums have been kinda dead. I think for the benefit of everyone all of the new home communities in and around Irvine should just be in one forum. They're all competing for the same buyers so having a consolidated view is best.

I disagree as there are non-new home threads going on in Irvine and very few resale non-Irvine threads.

It's just cluttering the area for people who are only interested in Irvine, new or resale.

Do I need to start charging an HOA to hang out in the Irvine Real Estate thread? :)

I argue the Tustin threads are cluttering the Irvine forum. Either keep it just Irvine or let all of the neighboring cities with new homes hang out.
 
This just reinforces the elitist view irvine residents have if themselves and their city. Quite amazing actually. I've never lived anywhere where repping your hood meant so much to people.
 
All joking and BR-shilling aside, I think it doesn't really matter. I get why Tustin hoods are in the Irvine forum and it makes sense to me. However, for practical reasons it would make sense for the Irvine and neighboring new home communities to all be in the same sub-forum for discussion.

Most of the interesting discussion, comparisons, counterpoints, and fun that has happened on TI over the last 10 years (IHB) tends to reside in the Irvine forum with just the few brave souls that venture into the OC forum every now and then. It's not about one city vs. another (Irvine wins, every time unless we consider coastal), it's about having all the great personalities that make TI great engaging about new neighborhoods that compete across Irvine, Tustin, Lake Forest, Aliso Viejo, etc.
 
Irvine and Tustin were always closely linked since much of both are the product of TIC master planning.  Up until very recently, Irvine ended at Jeffery.  Those mobile home parks, now in the middle of Irvine, were once out in the boondocks as was IVC.  Lake Forest is south of the Irvine Spectrum.  Up until 20 years ago, the addresses of the places in what is now the Irvine Spectrum was Laguna Hills.  Yes, the Verizon Amphitheatre's address used to be Laguna Hills, CA.  Therefore, Tustin has always been Irvine's neighbor and developed together with Irvine whereas Lake Forest was Laguna Hills' neighbor, had no relation to Irvine, and did not become Irvine's neighbor until recently when TIC rebranded the northern part of Laguna Hills "The Irvine Spectrum" because TIC wanted the Irvine address premium for its Laguna Hills properties.  Do you think Laguna Altura and Hidden Canyon would get ther current asking prices if their address was Laguna Hills?  Ask your real estate professional and you will see that the Irvine Spectrum is in the Laguna Hills Submarket, not the Irvine Submarket.

[*]I think you have your history a little confused. Tustin Ranch was TIC planned, but that is not all of Tustin. The majority of Tustin developed independently of Irvine.
[*]Yes, the majority of new development has been south of Jeffery - which is my point. As more and more of Irvine is moving south and butting up against LF,  the areas of growth will tend to be closer to LF and surrounding communities as opposed to Tustin.
