Just bought a house in Woodbury

Grats on the baby, and welcome to the neighborhood. Woodbury is very nice, and assuming you will be sticking it out here, you have a good school for your kid to go to in a couple of years.

Three more Woodbury homes are scheduled for the auction. Ironically, one of them is on a street named Wonderland. I guess that is where they were living mentally even before they bought.

Ouch ipoplaya! Man, you have had some serious foreclosure activity in your hood. Don't worry, I share the same reality of some "whoa!" comps. I just want to know how the two homes on my street, that sold for nearly twice the sqft. price of a recent comp feel. I feel the sting, but they must feel like a limb was severed.

Yeah, the foreclosures have been ripping through here for quite some time. Had one guy that owned two and both went back to the back. The one in escrow now at $540K is model match to an REO across the street from it that sold for $630K in the late summer. Peak price on that model was around $750K. Almost a 30% plunge!

Which is the 540k house? I am trying to find it on your website, but the only that seems to be close is 2 New Market. Is that the one you are talking about? Or maybe i am just reading your page wrong. Also, how many beds/bath/sq. footage is that one above really? Why would he show that when a walkthrough would quickly show he is being deceitful?

Which is the 540k house? I am trying to find it on your website, but the only that seems to be close is 2 New Market. Is that the one you are talking about? This one is supposedly in escrow for $540K. It's 1622sf whereas the new listing in the same 4-pack for $650K is only 1425sf... In other words, the new listing, apparently owned by a realtor, is priced likely $125-150K (20%!) over current market.

Please do show me an example "in that area" = Woodbury. Seems like most properties I've seen are still "wishing price" on the MLS.

You are attempting to 'seperate' areas within a PHYSICAL radius by the name of their HOUSING TRACT. :)

I don't do that, I look at the physical statistics (distances between, sqft, bed/bath, etc.). The homes that I've been seeing a lot of downward price movement on are located a cit closer to the marketplace... just up Irvine Blvd. Woodbury is a brand new development with many units still available from the BUILDER. However, do not make the mistake of thinking 'It's different here.'... we all know how that's gonna turn out. Surrounding comps WILL affect the prices of places within a mile of them...

A side note: The homes I was looking at in the $440K range (REO) sold within 6 DOM. Just goes to show you - if you price it right, it WILL sell!

LOL the realtor is from Playa Properties. Could she be a distant relative of IPO Playa?
 
I'm thinking it was all just a ruse in order to plug that website of his.

IPO, do you see a Cortile that closed during the time frame/price he spoke of ?
 
thats a major compkiller for us detached-condoites. those were the last holdouts in the condo mkt.

we havent seen many cortile comps yet. all these are similar ~1500 sq ft detached condos, unless otherwise noted (thanks, IR2)

35 modesto (northpark) $589

46 olivehurst (northpark) $580

67 arcata (northpark) $627

36 arcata (northpark) $706 <--- plan 4

132 white flower (turtle ridge) $653

I bought one of the houses also in the same new neighborhood at cortile... i think i know the one you bought.. it's part of the block that is facing the small park...

i think these homes are great and this part of woodbury is desirable location (quite and good homes around)...

i was also told by many of my colleagues who bought from CalPac, that they have great homes (constructuion) and good service..

so, see you around sometimes..
