With 1.7 mil, I'd go for a house in Turtle Ridge. It's a much cooler and nicer area, gated too.


Oh and, 3700 square feet house on a 6300 square feet lot?
 
I don't care if it is almost half the size but if I were spend that much on a home I would live <a href="http://www.redfin.com/stingray/do/printable-listing?listing-id=628008">here</a>.

<p>An older home on that sized lot in that area of Laguna will go for about $1.2m. This one has a premium because it was built new in 2003. The pics are great, obviously taken by a professional photographer, as a lot are these days. I wonder what the interior dimensions feel like in person -- 3 bedrooms in 1900 square feet is pretty tiny, and the master looks like a secondary bedroom. That being said, be it for the view alone I would be surprised if that home is still available a month from now.</p>
 
The LB home is nice but at 1900 sf, it's barely survives as a family home (maybe a good retirement or rich couple home).





I remember touring the JB homes when Woodbury first opened up and it was awesome. . . great layout and the listed home has all the upgrades. . .. Would buy that one





With the owner selling at a $50K loss and 6% commission, the own would lost somewhere in range of $130K from his 2005 price. . .





BTW: I noticed that both properties have been on the market for a long time (JB: 200+ days, LB: 130+ days). . . more price drop?
 
Just for fun, I looked around the area to see what else is being offered.. . I don't think the owner of 33 triple leaf is going to like the results. Remember, they're selling at $1.65 million





36 Twiggs: 5 bedroom, 6 baths 4100 sq ft.-$1.599 million (15 days on market)


-Granted this house is not decorated as nice as 33 triple leaf but it has 1 more bedrooms and 1.5 more baths. It's also 400 more square feet. To top it all of, it's $50 K less.

<p>how low do you guys think those Juliet Balcony and Mille Fleur homes will go in the 24 months? Mille Fleur's model 2 and 3 home (both around 1.57 million) are in escrow now. The plan one model went into escrow three times I think...everytime the buyer backed out...It is next one of those large streets. </p>

The Laguna house is nice and I would certainly rather live there than some of the houses in Irvine offered at that price. However, with that location I would constantly be worried about foundation problems, landslides and wildfires
