I’m sure it is amazing like so many communities across the South and Texas, but like everywhere outside CA the weather sucks for at least half the year. It’s a pragmatic choice for families that don’t want or can’t afford to pay a premium for what CA offers.

I made a decision to move to Johns Creek after attending the Grand Opening of the 2010 Woodury Collection. Back then, there were several TI Personalities telling me, "Poor Panda is moving to Johns Creek because he can't afford to purchase in Irvine." I even started to have my doubts asking myself, "Did I settle for something that I really wanted?" I was obsessed with Irvine back then. If a City is a like a woman, it was like settling on the woman whom I really wanted to marry which was Irvine back then.

You can't know if you made the right decision by looking forward, but now as I can reflect backwards, I am a 1000% certain that I that I married the right woman, whom you continue to appreciate as time passes.

The City of Johns Creek was born in the year 2006. No one had really heard of Johns Creek in 2011, except the locals. It was an unknown city without a brand. There were very few Asian families residing in Forsyth County back then and everything was cheap. I remember seeing signs near the Johns Creek / Forsyth County border, "Brand New brand new 4 bedroom Single Famly Homes starting in the $170s" similar to the 1997 Ads I saw in LA Times for entry level homes in Irvine. You can get a Korean soup (Jigae) dishes at Korean restaurants for only $5.99 back then. I wish I could back to those times in Johns Creek.

The Irvine Spectrum broke ground in Jan 1995 (23 years old) and we are currently seeing the Johns Creek Melody Development (Johns Creek's version of the Irvine Spectrum) breaking ground around same age. Homes Prices in the surrounding area will see a financial benefit after this development is complete.

Panda - hopefully you bought 4-5 homes back in the day and you can retire soon. This was amazing foresight on your part. Congrats. I’m a fan of the Atlanta area but not sure I would live in the area just because of the weather. Although I think it is probably one of the better weather options in the south.
