It varies, most of it will likely be ordinary dividend taxes at your highest marginal rate. A portion could be a qualified dividend (taxed at long term cap gains).
 
IHS, yes those are real steel French doors. Socal, the square footage on that home is 3600 sq/ft.

Below is Johns Creek's version of Eastgate. I am currently working with a young Asian family  who currently resides in a 3 bedroom 1700 sq/ft condo in Stonegate / Irvine. They are looking to do a "Primary Residence" Exchange.

If I could pick up my family and friends (and job), I'd move in a heartbeat. Won't happen.  I am just one person and my wife's vote counts double, haha. 
 
Panda where's the price list?  Any Mello Roos or special tax here?  What's the property tax rate in GA?

The lots on the site plan look long and narrow but the exteriors look huge and wide.  Which means these are probably all 10k+ lots...

Is this the website? base price starting at Mid to Upper-$500ks for low to mid 3,000sqft? with a fully loaded option and landscaping probably in the mid $600k to low $700k.  How much are we paying for the better weather here?? Lol.

No. Have you?  As long as there is Kang Ho Dong Korean BBQ, I think I will be fine=).  When is the one in Culver opening anyways.  But, I Love Irvine so not leaving anytime soon.

The Providence Group is currently building Bellmoore Park, which is the largest gated community development in Johns Creek at this time. Once Bellmoore is complete, there will be a 24 hour guard siimilar to that of golf course communities in Johns Creek.

We don't have any Mellos Roos tax here. I live in St Marlo Country Club (Lambert HS cluster), a gated golf course community with about 924 homes. The Mcginnis Ferry road is the dividing line between Johns Creek (Fulton County) and South Forsyth (Forsyth County). I currently pay 0.9% since I subdivsion is considered forsyth county. Once you are in the Johns Creek or Alpharetta City limits, you will need to add another 0.5% tax... which you can consider similar to that of Melloroos Tax in Orange County.

It good to see that you are still here on TalkIrvine. :) The builder is Ashton Woods, and they are one of my favorite builders in Atlanta in terms of design and layout. I have attached the price sheet below. The pictures i posted up from Eastgate is the Cameron Floor Plan.

Wow, Panda. Those Eastgates homes are beautiful! And the prices are sick! No, I don't mean awesome. I mean they make me sick because we get so little for that here.  :p That's the stuff dreams are made of. I've seriously enjoyed all of the home photos you've posted.

I wish I could handle humidity. Since I made my very first entrance into the world here in Orange County, I never realized what a spoiled brat I was, incubated in my perfect little weather bubble, until I visited the south. It felt like an elephant was sitting on my chest. It hurts to breathe. The minute you get out of the shower, you want to get right back in. And I've never had such a terrible burn in my life as I did in the south. I know white people live there but I just don't know how they do it comfortably. I guess they don't. That's why they're called rednecks.
