True, I'll even add that wages on the Westside, South Bay, and downtown LA are also generally higher than Irvine as well.
 
Just to be clear, I'm not against the referral agreement - that's smart, fair, and completely valid. I was just proposing a sticky post that details out what the rules are for soliciting business. Many boards I participate in do this (such as rolexforums), so that's what I recommended to the admin. I can think of 1 post where I solicited business - whereas the dude from Parkside has a whole thread. Agree that the board should be getting some type of ad fee for that.

Back to the original topic - the salaries in the Bay are ridiculous and are reaching a peak. Companies are experimenting with remote work arrangements, moving people to lower cost states, or anything else which would keep employees away from SF and Silicon Valley. Cost of goods is also more expensive. My favorite illustration is Din Tai Fung. At the Costa Mesa location, you get 8 soup dumplings in a steamer. At the bay area location, you get 6 soup dumplings...and the price is the same as Costa Mesa.

Regarding my max rebate, don't get me started. In a nutshell, I got an email from a "board admin" telling me that if I solicit business I need to enter into a  referral agreement with TI. I don't mind entering into an agreement and supporting TI, but I'd like to see some transparency...such as the admins posting some rules (like other forums or reddit) saying what is okay to post and not. And who has referral agreements. No response on that request - but hopefully the admins are making a killing on that dude from Lexington at Parkside in LF who keeps soliciting business.

A little shocking to hear. I think this all started as a joke regarding rebates. Are we not allowed to mention deals?

Yeah, looks like it. 

I haven't aware of any other empty land in Irvine (for non-apartment, residential development) own by TIC.
