The key details and forms that define architectural styles. Learning the nuances that distinguish the various vernaculars.

Many Realtors lack the academic and theoretical knowledge of products they are trying to sell. Without the proper product education some public may percieve the agents as used car salesman equipped with just a fancier financial calculator. The advantage over the competition is knowing the information.

The site was a leftovers and Stan Pac built just a few homes in there. The floor plans were primarily re-use from a prior 13 years old product from Santiago Hills (1985). Although the timing was fairly close to the subject but it was still earlier by just a few months. I do not recall Parkside had a model home for such a small enclave.

Gable was built by Irvine Pacific (Later changed its name to California Pacific Homes). Don Bren with hammer and nails in his back pocket back then was buying Forbes magazines from a newsstand to see who were the richest Americans.
 
The correct answer is Cal Pac's Silverado with all plans having a 3CWG. It was finished by 1995 but another project Mahogony directly across the street opened about the same time and the completely shamed this project. Rather than trying to compete TIC decided to close the project and reopened several years later after Mahogany was completely sold out. It was officially reopened in 1998.

Another project Stan Pac's Arbor Crest opened later that year of 1998 and should really be the correct answer except one of the 4 floor plans did not have a 3CWG it had a 4 car garage instead. Arbor Crest was the last project featured the 3CWG in 3 floor plans and finished about 2001.

Both are in Northwood Pointe.

Because TIC saw Mahogany's success it modified all architectural guidelines to follow this project and banned 3CWG on the Ranch indefinitely.

Stan Pac is correct. This builder is well known for not taking risk and not building controversial products. Hope you would post often.
 
So is the definitive answer here Northwood Pointe - Arbor Crest circa 2001?

When did Oak Creek finish building?

Looking at IR2's site... not all Arbor Crest plans were 3WCG (only plans E-G).

Silverado by Cal Pac was the last all 3CWG plans and Arbor Crest was the last project featuring a majority of the standard plans 3CWG.
 
I'm 3WCG-hunting now so I can be ready in 2+ years to pounce.

Especially since the chances are any new developments won't have 3WCG. Although... having had a tandem for the last 9 months, it's just as good... just losing an extra space to park or breakdance on in the driveway.

Just make sure the man door is before the tandem space. Beware the tandem space is about 16' deep instead of the 20' deep in a 3CWG. Make sure you do not cross a driveway ever to get to the front door.
