Without trying to sound overly inclusive, I think all the observations mentioned so far in this thread have validity (okay, yes, that statement sounded like I was running for office I realize). From a purely subjective point of view, I notice that not only are we steadily doing a lot more open houses over the last year and a half than in the previous three years, but so is everyone else we know in "the business" so to speak. What we particularly like is a noticeable increase in the consumer participation and the increasing phenomenon of the "open house review" when conducted not by real estate people, but real estate consumers. We would like to see a lot more of this kind of thing.
