Any one know the following:

Total No. of total single family homes ?

Total No. of total condo / town homes?

Irvine city website sited 64500 as the total number of dwelling. I am not sure that is only homes / town homes, or it also includes apartments.
 
Last night, I did some "research" out of curiousity. Homeseekers.com listed 1004 total homes for sale ( including homes in escrow) in Irvine below $ 2million . Below is a breakdown by price segments:

SF > $800K = 208

SF between $500K to $799 = 190

SF below $500K = 27

Condo and town homes at all price range 579 ( at least 40 to 50 of them are highrises condo).

This brings a total listing of 1004, with 425 SF and 579 Condo/townhomes.

Given the fact there are a total 27631 detached homes in Irvine, the % on the market is 1.5%. Does that sound like a lot from historical prospective?

If you look further for 2000 sq ft or larger homes, only 208 of them are available, with 15 of them are in escrow. Again, does that appear to be a lot from historical prospective after taking consideration of the recent incease of units.

I don't have a historical prospective. Maybe Graph can provide some insight.

Also, I am very curious about the no. of houses transacted in 2007, 2006, and 2005. I wish I have MLS in front of me, as this can be doen via MLS seaches.
 
With the January sales figure of 135 units in Irvine, it looks like we had around 6.5 months of inventory to start the month:

That uses the ziprealty inventory figure, which appears to be 50-60 units than homeseekers for some reason. January's sales were higher than both October and November counts, and there is considerably less listed inventory vs. those months.
 
I didn't include the 65 homes that are listed above $2 million.

I think it is important to seperate the single families and condos numbers to give more color. BTW, I think the median number for OC doesn't really mean much at all.
