I'm sticking by my prediction that all these new homes will be absorbed by the market. If demand is as strong as they say it is, there won't be any incentives or buyer agent co-ops for these homes.

685 in 1.5 years would be about 400 in one year, not 200. Anyhow, 200 in 1 month is a very healthy number.

I like it as future projects might get started earlier.

Remember also that for every new construction home under contract, there are at least 3 buyers deep waiting for buyer 1 to get cold feet. Many of these homes will be sold twice what with the normal fall out level of new home sales.
