For <$1 million you can still buy 20 acre property there with farm house & barn zoned for horses & farm animals. A lot cheaper than Temecula but the school district is not so good. On plus side you can keep hens for fresh eggs and laugh at next egg price inflation, assuming you don’t spend $35/50 lb organic chicken feed at tractor supply.

Diamond Valley Resevoir is nearby, so if you use well water, the reservoir may possibly help with recharging water table since it’s not lined.

Like Irvine, parents in the area pay more for smaller house in Temecula to send their kids to Great Oak high school (and its feeder schools) which is on par to Irvine high in ranking but below University high.
