IAC Raising Lease Break Fee

LOL. I still laugh when I drive past that empty lot you used as a comparison to IAC on Jambo. Too Funny.

I would be surprised if they pulled the "Uptick" on the "Lease Bail Penalty" at signing. That would be classic "bait and switch" in my opinion. In discussing my renewal last week the Rep. made no mention of this and we are supposed to get together again this week and finalize the renewal. So I will update later in the week. Yes. I would consider it a deal braker at this point.

I am bummed. No maid and room service offered either. LOL.....
 
Spoke with our IAC manager recently and they said there will be no increase of lease break fee for our site but wasn't sure about other properties. Hmm...maybe only at selective sites or plans? Can anyone else confirm this? This would definitely influence me in whether to sign another lease this summer.
 
The IAC raised my lease break fee from $1900.00 to $3500.00 here at Santa Rosa, the rent increased ~2.5% which I was able to negotiate it to 1.5%, BFD. The funny thing was their justification for the increase, the rise in housing costs and the improved economy. Oh well, what can you do other than move out? Hopefully things will continue on their current path and I can say AMF and finally buy something in the next year or two.
 
Besides the crazy lease break increase and the seemingly smaller rental increases, are there any other things from IAC (trends, etc), that people are noticing out there?
 
I got a notification from IAC re: upcoming Resident Satisfaction Survey today :-/

k.o., not sure about other apartment communities, but where I am I've always had ant problems during the summer, which is a bummer (hey, I rhyme!). I used to have black widow problems in my garage, too, but since that incident last year, I haven't had any more arachnid visitors.

I'm on the third floor but the ants still find me, they crawl through the cracks in the caulk, and lately they've taken to attacking both the kitchen *and* the bathroom! :down:

IAC will pay to have someone spray your apartment to get rid of the ants. It works really well. You just have to be out of your apartment for 3 hours.
 
And if ants are in the kitchen (virtually a guarantee), you have to remove all of you food from cupboards prior to their arrival.

This is a huge pain and serves as a deterrent to getting sprayed.

A few hours of inconvenience is worth a summer of dealing with ants. They can drive you crazy.
 
Punchenpie, just go to the office and fill out a form. They usually have someone spray the same day each week. They tend to do a better job spraying if you are at the apartment when they are there. They will spray your floors, drains, cupboards, etc. Whatever you need done. I actually never had my cabinets sprayed - but I did have them spray the pantry area. Take the opportunity to pull everything out of the pantry and clean it anyway - clean up crumbs, etc.

Suggestions: Don't leave out any pet food - ants LOVE pet food. If you do need to leave it out, put Bounce Dryer Sheets under the food dish - ants won't cross over it. Try and put all cereal, snacks, etc in Ziploc bags or plastic storage containers. Don't leave fruit out - put in fridge, microwave or oven. Don't leave dishes in sink or dishwasher overnight. Wash down countertops every night. Put peanut butter in fridge - ants love peanut butter.
 
My jaw dropped after reading this one, I called my West Irvine complex and they are only raising it to $3,000. So they must vary from complex to complex.

Agreed. The issue arises when one trip doesn't solve the problem, and they offer to have the guy come the next week, and then you have to empty everything out all over again. This was a major issue for me a number of years ago.

Thanks, CalGal. We don't leave food out, so it always irks us when they show up...I try to tell 'em they're in the wrong apartment, but they kinda like to stay throughout the entire summer. I will take you up on your advice and contact our leasing office about having someone spray the apartment, though.

Well, sometimes doesn't matter that you leave food out, sometimes ants are a result of the minorities the live below you. Just kidding, people of all creeds rock, but the band creed, not so much.

Anyways, are those new satisfaction surveys new? I don't quite remember having them when I used to live in an IAC.

Ants - I prefer to not be poisoned (even more so if I had pets or kids). It's nice that the leasing office has a professional to take care of it. There can be alt ways of dealing w/ the ant problem, however I dont know how severe other people's pests are. I used to get ant problems every time the season changed from fall to winter, esp in the kitchen. I followed their little trail and looked for where they were coming from. I removed whatever they were after, 409-ed their little trail (destroy the scent which is their guide), and then sealed off where they were coming from w/ toothpaste. That typically took care of everything. Ants don't like the scent of citrus or coffee, so if you use a citrus scented cleaner, that's even better!

Spiders.. don't know about that. They are kinda scary.

Bees - does having a maintenance person come w/ a can RAID count as a professional? A beehive formed in the vent above the stove. The person sprayed the heck out of it w/ RAID, only to have the mist fall back down (gravity) and a bunch of bee stings!

Creed, does suck. R.I.P. to them. I'm sorry but Nickelback needs to follow suit.
 
I am supposed to sign this week. Finally. Been dragging my feet.

No mention whatsoever in the discussions.

Mine is at $ 1800.00 as of the last renewal.

I think they raised it when I renewed last year.

The original was $ 1500.00 if I am not mistaken.

But if some kid is going to try to slide an amenment like that under my nose

and think I am just going to sign it without looking or informing me of the change in the lease.

IMHO. Thats almost criminal in intent. Kind of like a bad Mortgage Broker.

So lets see what shakes out. Will report back.

Oh. Forgot about the Ants. I think Irvine was built on one giant Ant Hill.

My place gets sprayed 2-3 times each summer. They get in EVERY room looking for food.

The spray does seem to work. But you cant leave anything out or in the sink. EVER.

Saw them this morning in the laundry closet. Looks like they are getiing ready for the first

summer attack.
