How much is your rent for your private rental?

I saw the ad, and it looks like a good deal for someone. Do you have any more pictures of the inside or the yard?
 
I am in my third year (annual renewal coming up in Jan) on a 3/3 2000 sq ft attached condo (though feels like SFR) in Woodbury. We were the first residents - everything brand new. After 3 years it is showing some minor wear and tear but the offshore private owner is very good about paying for the handyman visits.



I understand that the owner bought this unit (Treo) from the builder for about $600k. When we first looked to buy the house they were listing for $900k - ack! so we decided to rent even though the loony bank I worked for at the time offered to lend me the money. I am waiting for these to come back through 600k (almost there) although I would not buy it for me than $400k.
 
RE: Camino Real - watch out if you have elementary school age children. The school in the middle of the community was relocatd to Woodbury and is now known as Woodbury elementary. The former 70's era dungeon that was El Camino Real Elementary has been sold to a church. Kids in that area now have the choice of commuting to Woodbury (if were ECR students at the time of the move) or must commute accross Yale to Deerwood, a good but somewhat archaic school that is at capacity.



ECR is however very close to Irvine High if you have high school age children.

Sorry about the late response (I was on vacation), but yes that's my ad. I updated the craigslist listing to add a few more pics of the inside. I've gotten alot of responses from people with really bad credit for the home (foreclosures/bankrupcies). I guess that's what comes from posting on craigslist. I relisted it yesterday and actually met someone who saw my message here, and also on craigslist. He seemed pretty cool so hopefully he'll rent it out.



If you want more pics, I can email them to you. I think it's a great deal too, I told the owners I'd offer the rent low to attract better quality renters. Long term wise, you'll come out ahead getting good tenants rather than squeezing out an extra $100 or so a month.
 
$2,600 for 1,700 sq. ft. 3/2.5 close to Harvard St. Moving on 2/1/09. SFR is less than 10 years old. Can't wait to move out of my IAC condo. However, I have siblings coming for 11 days in January, so we will have to sleep 5 in a 2 bedroom while I prepare for the move...that'll be so much fun!

I would say congratulations, but the neighborhood as of late has really gone downhill. A couple of weeks ago, I was minding my own business, unloading some groceries from the car, when I was attacked by some guy wearing a Viking helmet and wearing facepaint! He beat me up pretty bad and tried to steal my 6-pack of Heineken. I could only manage to hang on to one bottle and he ran off with the rest... watch out for him.

The MLS rental supports the notion that rents are decreasing... The median and average per sf rent rate for the 2nd half of the year is 2% lower than the first half of the year.
 
also, i noticed that there was no spread from asked to sold prices earlier in the year, yet substantial discounting late in the year.
 
Awesome data!! The trending gives me hope to save more money on renting next year.



Yet another reason why I wish we could have used IR2 for our transactions. Gah! Expect some business from me in about 6 months Deuce!

I'm wondering - is it possible to include a zip code column for future pulls of the data? That would allow me to filter the data to those portions of Irvine I'm interested in the most. (Village/Area ID would actually be ideal but I'm under the impression that the database you're pulling this from may not have that info, whereas that database should have zip codes.) Thanks!

Mr. Yuk and all - I've updated with zip, area, and tract (where reported).

I also anticipated that you'd like to see differentiation between SFR/Condo and Attached/Detached.



<em>Disclaimer:</em> On this iteration I've not cleansed the addresses, so you'll see many original ALL CAPS, complete lowercase, and routing number trailers (ex. 325 Deerfield Ave <strong>13</strong>) data entry errors. I'll also note that this is a very rough export with not nearly the oversight that the sales data exports required/were given. I hope you'll forgive me.



I hope you'll find this as a useful tool, though, and a rough estimator to make your own informed decisions.

Wow, i'm giving my crap away. I have a 1600ish 3/2 near UCI for 2100. Looks like I could go up another 300 a month and still be cheaper.... Looks like i'll give it a try. (their lease is up in 12 days). Maybe negotiate down from 2600-2700.
