How much is your rent for your private rental?

We are moving at the end of the month to a private rental and am curious what others pay for their private rental. I think im getting a decent deal, but hell, anything compared to what i was paying could probably be considered a good deal. The IAC place we are leaving was a detached townhouse, 1,000 sq ft, 2/2.5, with attached two car garage and cement patio for $2,580 (includes 100 for pet rent). The private rental we are moving to is also in Irvine (walnut village), 1,400 sq ft SFR, 3/2, with two car garage, backyard and completely renovated on the inside for $2,300.



When i was looking at homes for rent, i wasnt sure if i was getting a good deal or not. I was just happy that i would no longer be paying TIC 2,580/month anymore, so 2,300 seemed like a great deal for an actual house. I figured i would start this thread for other potential private renters so they have some information on recent rental transactions so they can make a more informed decision.



PS - thanks again IR2 for providing the info to confirm that there were no financial issues with the property (loan info, etc)



Edit - house built in 1976, one year lease signed 12/08, 5,000 sq ft lot, asking rent was 2,300. The place is pretty nice and thought the price was fair so didnt negotiate the price. They wanted us to sign a two year lease and said no way, told them rents would be down in a year, so they did agree to one.

Quite a good tell-all thread! Can I also request that responders also say when the lease was made? Might give more depth.
 
We have a 4 bedroom 2 bath SFR (2100 sq feet). It's single level, 7000 sq foot lot with gorgeous landscaping. The inside is very outdated and for a future buyer, I'd tear this house down. This house we have is all about the backyard.



We pay $3350. We leased this house in May 2006. We signed a year lease and now are on a month to month rental (owners live out of state). We have not had any rental increases.
 
We just moved out of a single-family lease in Coto de Caza. It was a 3 bedroom, 2.5 bath, 2-car garage, 2100 sq ft house. It had a really nice kitchen with a big island. The backyard had beautiful views of the golf course with Saddleback mountain in the background. They wanted $3,250 for rent, and we offered $2,700. They came back at $2800, and we leased it. I'm going to miss it. :(



Before that we rented a 2-bedroom, 2 bath, 2-car garage townhouse in the Turtle Ridge Apartments for $2,100 (we had a smokin' deal) - it helps to be nice to the leasing agents. %-P
 
$2000/month for a 2br/1.5ba duplex with backyard with grass and fruit trees in a premium Silicon Valley town that begins with an "L". remodeled inside with wod floors and heated floors n master bath (very nice this time of year). Current lease renewed mid-08 with zero percent increase. Target SFR properties in my neighborhood have dropped from $1M to $700-800K in the last 1.5 yrs, so I think we're here for maybe another 1-2 years until we reach rental parity for a 3/2.
 
This is a bit of a plug, so if the moderators don't think it's appropriate please let me know and I can pull the msg. Basically, I manage a house for friends of my parents. It's a 4 bed 2 bath around 1850 sq ft in El Camino that I am renting for $2400/month. It's in a nice area near parks and schools with a decent sized yard (5000 sq ft). My current tenants just moved out on the 11th because they bought a home so its currently available now.
 
We're not in Irvine so skip if you're only looking at So Cal.



We pay $1,600 a month for a 3 bed/2 bath, 1700 sq ft in a suburb east of Sacramento. The area has high HOA's and while much of Sacramento has come down to $100 sq/ft sales price this area is still selling at around $190-$200. Although at the peak it was selling for as much as $350 sq/ft.



Owner inherited house from original owner and hasn't put a dime into it. Most rentals in the area still go for around $2,000+ but since this one hasn't been maintained they couldn't really ask that much.
 
1,700 sq ft 3/2.5 SFR in West Irvine, still unpacking after moving in this week. Eight years old, house was previously for sale and the owners had fixed everything up like new. Really not a mark on the place. We did repaint to our tastes. Backyard is small (they all are), but plenty of space for all entertaining necessities plus a couple of fruit trees. Full driveway and about half way down a cul de sac. Two year lease with first year effective rate of $2400 after 1st month free --- 2nd year will be $2600. Also, we know the owners so we got an IAC-sized security deposit.



The real selling point for us was the neighborhood...with a 5 year old we wanted an area with kids her own age, and wow did we get it ---- counting ours there are at least 6 five year olds just on our block.

What area are you renting?



Paying $2900 for 3/2 1800 in Westpark. Now I think Im getting ripped.

I would say congratulations, but the neighborhood as of late has really gone downhill. A couple of weeks ago, I was minding my own business, unloading some groceries from the car, when I was attacked by some guy wearing a Viking helmet and wearing facepaint! He beat me up pretty bad and tried to steal my 6-pack of Heineken. I could only manage to hang on to one bottle and he ran off with the rest... watch out for him.

I rent at an IAC apartment complex but I do have 2 rental properties in Orange County. I have a 1,200sf 3bed/2bath townhouse in Huntington Beach about 2 miles from the beach that I bought in 1998 for $114,000 that I rent out for $1,850/month and I have a 1,100sf 3bed/2bath condo in the South Coast Metro area that I bought in March of this year for $215,000 that I rent out for $1,650/month.

Walnut - Harvard Square. I have gates as well to slow down the riff-raff like Graph... Have to deal with a little traffic noise, although I am many blocks away from any major street.

Renting a 3/2 1400 sqft house in West Park for 2600/mon, lease signed in July, 2008. Very close to plaza vista elementary.



I think this is too much to pay for a small zero-lot line house, but oh well, we were in a hurry to move out of our other rental and this was the best we could find for around 2500/month at that time. It currently suits our needs, and we're here till January, 2010 and I hope there will be nice pickins' of homes for sale to choose from in that winter of discontent!
 
Renting a 4-bdr plus a loft, but with no family room - just a great room, 2150 sqf in Haravard Square for $3200 since July 2007. It is in its original state, about 10 years old.

...and let me tell you, IR2, those 5 Heineken's went down real easy last night while I was trying to figure out how to hook up the surround sound. The more I drank, the easier it got. Just in time to catch the Vikings clinch a playoff spot this weekend...

Ipo, I love the center island.

A center island has become a "must have" in my homes.

Everyone always seems to navigate to the island.

If you would have bought the place, you could hang a plasma in the garage and Deuce and I could over and watch the Vikes lose in the playoffs... Alas, you are just a lowly renter so probably no garage TV. So sad.



Any team with a starting QB who's name sounds like he was in the Jackson 5 has got to be a bad team. Real teams, now they have tough sounding quarterback names that need no last name - Brett, Eli, Tony, Ben, Peyton (okay Peyton is a girl's name but the guy has mad skills)
 
On the other end of the stick, as a landlord, I just rented out my condo in San Clemente for $2,100 on a year lease. It is 2+Loft 1/1.5 bath, 1415 sq ft with 2 car attached direct access garage on the west side of I-5. It took less than a week to get a well qualified tenant with a 785 FICO and around 90K per year verifiable income.



I used to get $2,200 so rents have softened a little. I bought it in 2001 and own it outright so it is a pretty good income although the HOA is a little high. I have had a total of 2 months vacancy in that period since I accept pets and it is walking distance to the beach.

I'm renting a 1960 sf 3/2.5 in UP, 2700/mo. Didn't want to pay that much, but landlord accepted the pets so I signed. House is old (1960's model) but clean and fairly updated. Great location, though, so I think it's worth it.
